Newly Transformed 1333 New Hampshire Avenue in DC Attracts Anchor Tenants Relocating in 2022

American Bankers Association and Patient-Centered Outcomes Research Institute will relocate to transformed Dupont Circle building owned by The Meridian Group  

The Meridian Group announced today that 1333 New Hampshire Avenue in the heart of iconic Dupont Circle has secured two anchor tenants together leasing more than half of the 350,000-square-foot building, which is in the final stages of a major renovation. The tenants are the American Bankers Association and the Patient-Centered Outcomes Research Institute (PCORI). 

ABA, which is moving its headquarters to 1333 New Hampshire Avenue from 1120 Connecticut Avenue, will lease three floors and its employees will enjoy access to all the new amenities the building offers. ABA will lease a total of 87,183 square feet and plans to move in November 2022.

PCORI evaluated multiple options throughout the DC region before selecting 1333 New Hampshire Avenue to be its new headquarters. Consolidating multiple DC office locations into one building, PCORI will lease 96,092 square feet on three-and-a-half floors, including a conference facility and expanded space for its workforce, beginning in Spring 2022.

Meridian’s transformation of 1333 New Hampshire Avenue includes the addition of a dynamic rooftop conferencing facility and entertainment space, outdoor terrace, redesigned lobby and state-of-the-art fitness center. The rooftop terrace boasts sweeping 360-degree views of the nation’s Capital, Virginia and Maryland.

1333 New Hampshire is Meridian’s most recently delivered repositioned office building following the openings of Anthem Row, 1901 L Street, and 1400 L Street over the last two years. The 350,000-square-foot office building is situated at a key transportation hub, across the street from the Dupont Circle Metro station.It is a freestanding building that features four sides of window line, a premium amenity package with one of the best rooftop experiences in DC. The renovations also include retail storefronts and secured bicycle storage. 

Meridian designed and began the renovation before the onset of the COVID pandemic which presented unique challenges in appealing to adapting tenant demands including a heightened focus on wellness. 

“Prior to the pandemic, we had made a commitment to providing building environments that prioritized occupant wellness — perhaps best demonstrated by 1901 L Street, which was the first WELL certified office building in DC in the first quarter of 2020,” said Wil Machen, Senior Vice President of The Meridian Group. “The pandemic accelerated the wellness focus among tenants and we modified our mechanical system design to accommodate the specific demands of both PCORI and ABA in order to ensure we met their post-pandemic expectations.” 

Significant HVAC upgrades include post-pandemic technology such as new ultraviolet air-filtration units, new digital EMS systems and MERV-13 filtration. Further demonstrating Meridian’s commitment to wellness in its buildings, it was among the first in the DC region to receive the Fitwel Viral Response Module certification and received the highest score in the country. It has now earned the certification in every building in its portfolio.
