Bradford Dealmakers Seat Full-Building Tenant In Mansfield’s Development Hotspot

Bradford Commercial Real Estate Services has leased a 16,000-sf office/warehouse at the southern edge of Dallas/Fort Worth to a rapidly expanding local shop that specializes in high-end van conversions for recreational and commercial use.

Legend Conversion signed the lease for 4209 Longhorn Dr. in north Alvarado three weeks after the tour, setting wheels in motion for an immediate relocation from the Mid-Cities. The growing business has gained 6,000 sf of production area, fully air-conditioned space and a gated perimeter in the Mansfield submarket.

“The functionality and price point were the biggest drivers for my client,” says Luke Clardy, a senior broker in the Fort Worth office of Dallas-based Bradford.

Bradford’s Fort Worth team was at the helm of both sides of the transaction. Todd Lambeth, executive vice president and managing partner, and Cade Navarro, broker associate, represented the landlord, AAN Development LLC, which occupies the building right next door in the gated project.

Legend Conversion has keyed in on an area that’s teeming with development due to Mansfield’s abundance of land. The company’s new office and production hub is
readily accessible to Interstate 35W and TX 287, situated practically equidistant to Dallas and Fort Worth.

“That whole geographical area is booming right now. There is a lot of class A product being built in Mansfield,” Lambeth says.

Bradford picked up the leasing assignment six months ago when Navarro cold-called the owner who had been seeking a tenant for quite some time. In addition to the 100% air conditioning, the structure features a 25-foot clear height, heavy three-phase power, four grade-level doors and two dock-high doors, including a pit leveler.

“It’s a well-designed project, but the challenge was the distance from the Metroplex,” Navarro says. “Bradford took over and got a tenant within six months.”
