Industrial Outdoor Ventures Acquires Equipment Maintenance Facility in Denver; Newest Purchase Brings Denver Portfolio of Owned and Managed Assets to 11

Industrial Outdoor Ventures, a leading investor and manager of industrial outdoor storage (IOS) facilities in the U.S., has completed its 11th acquisition in the Denver area with the purchase of 5350 Newport Street (“Newport”), a 5.05-acre property with more than 27,000 square feet of warehouse and office space.

Newport is located within Denver’s Airport Central submarket, less than two miles from the I-70 and I-270 interchange. The freeway access will benefit users looking for connectivity with close proximity to I-70, downtown Denver and Denver International Airport. The main structure is a 24,000-square-foot warehouse with 10 drive-in doors and 3,500 square feet of office space.

The property is leased to Ferguson Fire and Fabrication who uses the site to manufacture and store commercial sprinkler parts and systems. Ferguson has occupied this location for over 20 years.

This acquisition marks IOV’s 11th purchase in the Denver area. Its portfolio now totals over 285,000 SF and 130 acres. At the end of 2024, IOV announced the acquisition of 3750 Nome Street, a 4.94-acre property with approximately 31,000 square feet of warehouse and office space. Within 30 days of the purchase, IOV leased the property to Lakin Tire, an existing IOV portfolio tenant.
