Tishman Speyer and San Francisco Giants Welcome New Concept from the Bay Area’s Award-Winning Flour + Water Hospitality Group
Mission Rock Partners, a collaboration of the San Francisco Giants and Tishman Speyer, today announced that Flour + Water Pizza Shop has opened at 1090 Dr. Maya Angelou Lane in Mission Rock.
Flour + Water Pizza Shop at Mission Rock is a new quick-service concept from co-chefs Thomas McNaughton and Ryan Pollnow of Flour + Water Hospitality Group. Born from the team’s full-service Flour + Water Pizzeria in North Beach, this inaugural Pizza Shop location brings the pizza party culture of the flagship and its craveable pies to the waterfront community.
The Pizza Shop’s menu stretches beyond Flour + Water’s expression of modern American pizza to include fan favorites such as hand-rolled mozzarella sticks, Calabrian chicken wings, ricotta meatballs, “ballpark” garlic fries with cacio e pepe dip, and The Chop salad. In addition to the 13-inch round pies, a rotating “The Big Slice” square is available for dine-in and to-go. The shop will also offer the restaurant’s signature boozy slushies, a selection of wine by the glass and bottle, beer, and non-alcoholic beverages.
Now open within 1,800 square feet of street-level space, Flour + Water Pizza Shop creates an easy, streamlined flow for to-go orders and delivery pick-ups. For those dining in, the new location features indoor banquette tables and shaded outdoor seating just steps away from China Basin Park and McCovey Cove.
“Opening our first standalone Flour + Water Pizza Shop at Mission Rock is a dream for us,” said Flour + Water Hospitality Group Co-Chef + CEO Thomas McNaughton. “Cultivating and inspiring community is at the heart of what we do as a team, and this neighborhood has already revealed itself to be a setting that encourages people to gather.”
“Flour + Water Pizza Shop is the perfect addition to the thriving culinary scene we are curating within Mission Rock,” said Tishman Speyer Managing Director Maggie Kadin. “With an inspired menu and welcoming interior design, the Pizza Shop will quickly become a local favorite.”
“We’re elated for Flour + Water Pizza Shop to join the Mission Rock community,” said San Francisco Giants Vice President of Real Estate Development Julian Pancoast. “Their commitment to exceptional food and experiences perfectly aligns with our vision for Mission Rock as a vibrant destination that celebrates San Francisco’s renowned food culture.”
Flour + Water Pizza Shop joins a growing lineup of retailers with a presence in Mission Rock. In March, popular San Francisco bakery Arsicault opened its newest location. Ike’s Love & Sandwiches, LuxFit and Proper Food all opened in the neighborhood last summer. Quik Dog and Via Aurelia, a new full-service restaurant concept from the team behind the award-winning Che Fico, are scheduled to open in the coming months. Tishman Speyer and the Giants have also recently secured leases with Blue Bottle Coffee and Sweetgreen.
Mission Rock represents over 16 years of city planning and community input to transform a surface parking lot into an exciting new neighborhood featuring stylish rental homes, inspired parks and open spaces, community-serving retail, innovative workspaces, and parking to serve ballpark patrons and the surrounding area. China Basin Park, the five-acre waterfront gathering space that serves as the centerpiece of the neighborhood, opened last spring and is regularly hosting community programming.
Tishman Speyer and the Giants have partnered with Mitsui Fudosan America, Inc., the U.S. subsidiary of Japan’s largest real estate company, Mitsui Fudosan Co., Ltd., to bring the first phase of the project to fruition.

About the San Francisco Giants
One of the oldest teams in Major League Baseball, the 142-year old franchise moved to San Francisco from New York in 1958. After playing a total of 42 years in Seals Stadium and Candlestick Park, the team moved to the privately constructed, downtown ballpark on the corner of 3rd and King in 2000. The organization is widely recognized for its innovative business practices and baseball excellence having been named in the past decade the Sports Organization of the Year by Street & Smith’s Sports Business Journal, Organization of the Year by Baseball America and ESPN’s Sports Humanitarian Team of the Year. Oracle Park is also the only ballpark in the country to have earned Silver, Gold and Platinum LEED certification for an existing building. Since opening its gates, Oracle Park has become internationally-renowned as a premier venue in the world of both sports and entertainment. On the diamond, more than 64 million spectators have witnessed countless magical moments, including three World Series Championships (2010, 2012 & 2014), the raising of four National League Pennants and eight playoff appearances. The ballpark has also hosted some of music’s biggest acts, including Lady Gaga, Beyoncé & Jay Z, Ed Sheeran, the Rolling Stones, the Eagles, Bruce Springsteen and the E-Street Band, Green Day and Billy Joel.
