JLL today announces Burns & McDonnell, a global, full-service engineering, construction and architecture firm, is relocating its Raleigh office to a 17,000-square-foot space at Fenton, the transformative mixed-use destination in Cary, North Carolina. The larger space will enable the 100% employee-owned firm to grow its operations in the Triangle in the coming years, bolstering its global presence that spans 75 offices. JLL Managing Director Matt Winters and Senior Vice President Ashley Ingram represented Burns & McDonnell in the transaction.
Burns & McDonnell brings together engineers, construction and craft professionals, architects, planners, technologists and scientists to design and build critical infrastructure across the world. The Raleigh office, which includes 80 employees, has nearly doubled its capacity in the new space at Fenton. The office is located at 25 Fenton Main and features an outdoor terrace overlooking Fenton’s Central Plaza.

Fenton is a 92-acre, master-planned community located along Cary Towne Boulevard at I-40, adjacent to the WakeMed Soccer Park. The highly amenitized development features 2.5 million square feet of residential, retail, office and entertainment, and is within proximity to Research Triangle Park, a major regional employment center, as well as the area’s highest-quality residential neighborhoods and schools. As Cary’s first vertically integrated, mixed-use destination, Fenton currently features 250,000 square feet of specialty and experiential retail, including a high-end movie theater; 195,000 square feet of Class-A office; and 357 apartment units.
“As office leasing activity remains steady, we continue to see some of the strongest levels of tenant demand for top-tier space with mixed-use communities,” said JLL’s Winters. “As evidenced by the national flight-to-quality trend and the market’s constrained construction pipeline, we expect to see even more competition for premier office space over the next several quarters.”
According to JLL’s Q2 Raleigh-Durham Office Report, anticipated demand for office space has grown steadily throughout the year, with the number of requirements over 10,000 square feet increasing by 23% year-over-year. Given the completion of ongoing projects in 2024, Raleigh’s office market will face heightened competition for premium spaces and existing high-quality assets.
