MDH Partners (MDH) today announces the completion of 71 Logistics Center, a 215,912 square-foot, Class-A speculative industrial building in Austin, Texas. MDH acquired 45 acres of land for the facility in July 2023 and broke ground in August 2023. MDH’s Matt Gregory served as the acquisition lead and John Kull was the development manager. ARCO Design/Build was the general contractor. JLL’s Ace Schlameus and Travis Secor are leasing the project. The facility is ready for immediate occupancy and has the flexibility to accommodate users ranging from 72,000 to 216,000 square feet.

We’ll continue to target land sites in high-growth markets throughout Texas like Austin, Dallas, Houston, and San Antonio to develop well-located infill buildings that facilitate further economic expansion for these cities.”
71 Logistics Center is situated on 45 acres of land and located at the intersection of State Highway 71 and Norwood Lane in Austin. Providing excellent connectivity to I-35 and US Highway 375, the property is located only six miles southeast of the Austin International Airport, six miles from the Tesla Gigafactory and 12 miles from downtown Austin. It has direct access to the entire Austin metropolitan statistical area, which is home to more than 2.2 million people.
Completed speculative improvements include 2,460 square feet of office, LED warehouse lighting, warehouse ventilation, and 12 dock positions equipped with 35K levelers. The rear-load building is devisable to 72,000 square feet. The property features 142 parking spaces (expandable to 262), 54 trailer parking spaces, 185’ deep all concrete truck court and 32-foot clear heights
According to JLL, the Austin industrial market experienced 1.3 million square feet of positive net absorption in the first quarter of 2024, leaving only 8.7% of the metro’s industrial inventory vacant after adjusting for leased but not-yet-occupied space. In addition to Austin’s strong economy and population growth, Tesla and Samsung continue to drive demand as suppliers locate near their new facilities.
71 Logistics Center increases MDH Partners’ Texas footprint to more than 4.2 million square feet. The firm had tremendous leasing success in 2023, leasing 3.1 million square feet across the firm’s portfolio.
