The Astor Companies Sells Two Merrick Manor Retail Condominiums in 30 Days

Mexican investor acquires ground-floor space occupied by nail salon in latest transaction; both deals brokered by ONE Sotheby’s International Realty Global Commercial Director Manny Chamizo III

Merrick Manor continues to generate interest from Latin American investors seeking prime commercial real estate within the luxury mixed-use building in Coral Gables. In the latest example, a Mexican investor acquired a 1,130-square-foot space occupied by Anaïs Nails & Spa on Merrick Manor’s ground floor.

The $1.05 million sale, which closed on April 30, 2021, is the second such transaction at Merrick Manor in the past 30 days. In a separate deal, a South American investor purchased a 1,115-square-foot space occupied by Elegance Beauty Salon for $1.03 million.

ONE Sotheby’s International Realty Global Commercial Director Manny Chamizo III, the exclusive sales representative for Merrick Manor’s 20,000 square feet of prime ground-floor commercial space, brokered both transactions.

“For Latin American investors, in addition to domestic investors, Merrick Manor is meeting the demand for stabilized luxury commercial real estate in Greater Miami,” Chamizo said. “The fact that the building is located in highly desirable Coral Gables, with brand-new space occupied by a diverse mix of retailers, makes it that much more appealing.”

Anaïs and Elegance are part of the Health and Beauty Corridor at Merrick Manor, which was developed by the Henry Torres-led Astor Companies. Other health and beauty retailers on the building’s ground floor include Body Details, Sweat 440 and Trésor. Chamizo is close to finalizing leases with a dentist and eye doctor to round out the corridor.

In October 2020, Chamizo arranged the sale of a Merrick Manor retail condo to Talent Hub Agency, a talent agency co-owned by Puerto Rican actor, singer, songwriter, composer and television personality Carlos Ponce. The Coral Gables Police Department opened its first substation on the ground floor of the building last year.

Merrick Manor is quickly running out of available commercial space.

A remaining 4,488-square-foot space with over 1,800 square feet of covered terrace is available. This prized corner is ideal for a showroom. It can also be divided into two spaces.
