The Future of Office Real Estate in South Florida Discussed at CREW Miami Lunch & Learn Program

Commercial Real Estate Women Miami (CREW Miami) hosted its April Lunch & Learn Program, “Navigating the Future of Office Real Estate: Challenges, Opportunities, and Creative Strategies for 2024” on Wednesday, April 17, 2024. The event attracted over 75 people and took place at the Mayfair House Hotel & Garden in Coconut Grove.

The panelists were Danet Linares, Executive Vice Chairman of Blanca Commercial Real EstateMaricarmen Cabrera, Senior Brokerage Services Associate at The Allen Morris CompanyDiana Sanchez, Transactions Manager at Accesso Partners; and Karla Damas, Partner at Cherry Bekaert, who also served as the moderator.

Danet Linares commented on the demand for office occupancy rates, stating, “We are seeing a very strong demand for office space. We still have a lot of people moving here, and we are witnessing record numbers. Brickell has experienced a 40% increase in rental rates, while Miami has seen a 20% increase.”

Maricarmen Cabrera discussed the importance of amenities in attracting tenants to larger spaces, saying, “We are focusing on providing amenities not only within the office but also in the surrounding areas. Employees value amenities like fitness centers and dining options. The ‘Live Work Play’ concept is gaining traction among employers, and commute convenience is also a significant factor.”

Diana Sanchez shared her perspective on the market correction, noting, “While there is lower occupancy, the market is adjusting. Tenants are seeking smaller spaces with more amenities. We anticipate seeing the full impact of these changes within the next two years, although there has been increased activity over the past 12 months.”
