Bradford MPT Partners Earns Top Sustainability Rating for Meadow Park Tower in Dallas

Bradford MPT Partners LLC‘s class A headquarters building, Meadow Park Tower, has achieved the highest environmental assessment rating for an office project issued to date by BRE Globalin Dallas/Fort Worth.

Of the 72 certified properties in North Texas, Meadow Park Tower has earned a “very good” rating based on its overall sustainability, ending a two-year pursuit of the prestigious international certification. Bradford has invested nearly $6.5 million into capital improvements to the high rise at 10440 N. Central Expressway in Dallas since the acquisition of the multi-tenant project in late 2021.

Bradford partnered with U.K.-based Longevity Partners Inc., which has a U.S. headquarters in Austin, to obtain the certification. The BRE Environmental Assessment Method takes a deep dive on such sustainability markers as health and well being, energy management, land use, ecology, resources, pollution and resilience.

“We were delighted to assist Bradford throughout the certification process. A BREEAM rating of ‘very good’ certainly adds value to Meadow Park Tower,” says Emma Beck, Longevity’s managing director of the U.S., “and it will undoubtedly be more attractive to tenants with its reduced environmental impact and lower operating costs.”

MPT Partners has completed an extensive cap-ex plan that targeted tenant amenities and sustainable initiatives. As a result, the 262,799-sfMeadow Park Tower, featuring an attached809-space parking garage, now sports a new HVAC system with cooling towers and chiller, energy management programming, LED lighting, electric charging stations, outdoor tenant lounge with putting green, expanded conference center and fitness facility, bike racks and upgraded elevator cabs and common areas, including restrooms.

“Many of these improvements were part of our acquisition plan. BREEAM put a microscope on our operations in the building, which ultimately helped us become more efficient, decrease emissions and attain a high level of certification,” says Richmond Collinsworth, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services.

BREEAM is touted as the world’s leading science-based certification system for all asset types in various life cycles. Its holistic approach to attain ESG, health and net zero goals have been implemented in millions of buildings worldwide.

“Bradford looks to provide users of office space and institutional buyers forward-looking ESG, health and net zero options. This certification helps us achieve this goal,” says Kevin Santaularia, the firm’s president, CEO and chairman of the board.

Bradford MPT Partners, like other conscientious commercial investors, has long placed a high value on an asset’s sustainability,recognizing that those credentialscan translate into

increased rents and higher returns on investments. The team’s now working on Energy Star accreditation for the 16-story high rise, which is 90% leased.

“Tenants and owners now expect sustainability in a property,” Collinsworth says. “It’s increasingly important to be good stewards of the resources we’ve been given.”
