Windy Hill Development Sells 336 Acres to Lennar in Needville’s Esperanza Master-Planned Community

HOUSTON–(BUSINESS WIRE)–Windy Hill Development, a pioneering land development company establishing master-planned communities and mixed-use commercial retail projects in the Greater Houston area, today announced that Lennar, the leading homebuilder of new construction homes, purchased 336 acres in the Esperanza master-planned community in Needville, Texas. Over the next 10 years, Lennar and Rausch Coleman Homes will build more than 1,600 homes, ranging in price from $250,000 to $450,000. Construction will begin in mid-2024.

“Windy Hill Development is excited to work alongside respected homebuilders like Lennar and Rausch Coleman Homes to meet the increasing housing needs of the Greater Houston area. Our joint effort is focused on ensuring quality homes at affordable prices,” said Randy Hall, Windy Hill Development CEO. “Looking ahead, Needville is poised for significant growth, with a projected 37.7% increase in job opportunities over the next decade, surpassing the national average of 33.5%, according to BestPlaces.com. Spearheaded by my business partner and wife, Rachael, the Esperanza community is our answer to providing the necessary homes for an expanding workforce in this growing area.”

Esperanza is located within the Needville Independent School District at FM 361 near Highway 36 in Fort Bend County. Windy Hill Development acquired 442 acres for the community in 2022 in partnership with Connor Investment Real Estate. Soon after, ABHR created Fort Bend County Municipal Utility District #256 to facilitate the development. In early 2023, Rausch Coleman Homes acquired 112 acres.

“Because we’ve worked with Windy Hill Development previously, we quickly recognized the value the Esperanza master-planned community would provide our buyers,” said Cameron Milstead, VP of Land at Rausch Coleman Homes. “We are looking forward to bringing our quality construction and superior customer experience, further enhancing the quality of life in this community.”

Windy Hill Development currently has nine projects in active development, with more than 6,800 residential lots planned over more than 2,000 acres across Houston, including Alvin, Needville, Crosby, Hitchcock, New Waverly and Dayton, Texas.
