Iron Galaxy Studios Commits To Nashville With 25,000 SF Lease At 333 Commerce

JLL today announces that Iron Galaxy Studios, LLC, an independent video game co-developer, has signed a 25,694-square-foot lease at 333 Commerce, relocating from its previous and short-term space at UBS Tower. The company has two other studios in Chicago and Orlando, Florida, with plans for further expansion into Austin, Texas. Following its official move-in date, Iron Galaxy plans to host an opening day event on June 27. JLL Senior Managing Director Kevin Ziomek, Managing Director Corey Siegrist and Vice President Jim Rose represented Iron Galaxy in the deal.

Based in Chicago, Iron Galaxy is an American video game developer that has worked with some of the best AAA studios in the industry. It has contributed to popular gaming franchises such as Skyrim, Call of Duty, Killer Instinct, Overwatch, Uncharted, Valorant and many more. The company has also developed several original games, such as Rumbleverse and Divekick. Iron Galaxy is furthering its investment in the Nashville market as a part of its talent cultivation strategy, which involves opening game development studios near universities that teach students the practical skills to be successful in such a role. The new space at 333 Commerce will be equipped to accommodate the Nashville studio’s anticipated growth of approximately 105 game developers over the course of the next five years.

“Iron Galaxy is introducing an interesting new business vertical to the Nashville job market, which will blend seamlessly into the city’s creative fabric,” said JLL’s Ziomek. “Its commitment to the future of Nashville and the talent our local universities are fostering is remarkable. We know 333 Commerce will be the ideal space for the company to continue establishing roots in the market and strengthening its approach to the video game industry.”

One of the most recognizable buildings in Nashville’s skyline, 333 Commerce is located in the heart of Downtown and provides premier accessibility to other parts of the city, as it is less than one mile from Interstates 40, 24 and 65. With a recently upgraded lobby and commerce areas, an 8,000-square-foot fitness center, spacious outdoor courtyards and an activated tenant experience program, the office tower was designed to cater to the needs of today’s employees.

With the goal of attracting talented and local young professionals, Iron Galaxy is prioritizing an office design with collaborative, communal working environments, modern finishes in an open-concept layout, as well as large desks to account for the necessary technology. The company will officially celebrate its grand opening at 333 Commerce with a brunch event in June, which will be open to the public and feature office tours of the finalized space.

“Having opened our first Nashville studio in 2022, we are thrilled to continue developing our business in the market at 333 Commerce,” said Iron Galaxy Founder Dave Lang. “Nashville provides our company access to some of the best young talent in the video game development industry, which is critical to growing our business. The new studio will promote the innovation, collaboration and modernism our industry demands. We are looking forward to building the future of Iron Galaxy Nashville at 333 Commerce.”

According to JLL’s Q4 Nashville Office Insight, the market has seen a strong continuance of the flight-to-quality trend, with 83% of new and expansionary deals signed during the quarter occurring

in Trophy or Class A properties, as evidenced by Iron Galaxy’s lease at 333 Commerce. Flexible and functional office space is increasingly important when it comes to attracting a new generation of talent, displayed by Galaxy Studios’ strategic recruiting strategy.
