Restoration 1 of North Fort Worth has scooped up a freestanding building with six condominium units to end a long search for relocation, expansion and consolidation space in Tarrant County.
The 10,060-sf structure is located at 13019 Harmon Rd. in the Harmon Industrial Condos development in the Alliance Fort Worth submarket. Richard Hitz, vice president of Dallas-based Bradford Commercial Real Estate Services, represented Restoration 1, which has committed to a long-term lease in exchange for a customized build-out with heavy power, 25-foot ceiling height and 100% air-conditioned space.
“There weren’t any leasing options in the market that could fully meet my client’s requirements. It all came together with Restoration 1’s long-term commitment and the developer’s willingness to customize the entire six-unit building,” Hitz says.
Restoration 1 has latched onto first-generation space less than one mile north of its headquarters office. The company also leases several warehouse and storage units in the area, which will be consolidated when the space is ready to occupy in the summer.
“Restoration 1’s goal was to get all functions under one roof and have ample space to include plumbing services for residential and commercial clients,” Hitz says.
Each condo is designed with a glass storefront and overhead roll-up door. Jen Martin of TX Business Parks represented the local landlord, Harmon Condos LLC.
