DXL Big + Tall Relocates, Signs New Eight-Year Lease at 675 Ave. of the Americas in Chelsea

GFP Real Estate, LLC is pleased to announce that DXL Big + Tall, the leading retailer of Big + Tall men’s apparel, has signed a new eight-year lease for 10,500 square feet of prime ground floor corner retail space at 675 Ave. of the Americas in Chelsea.

Jeffrey Gural of GFP Real Estate—and Benjamin Birnbaum and Andrew Taub of Newmark—represented the landlord in the transaction; Joanne Podell and Michael Shalom of Cushman & Wakefield represented the tenant, DXL Big + Tall.

The company, which is expected to move in this summer, will relocate from its existing lower-level location at 703 Ave. of the Americas due to a major renovation project at the building.  DXL Big + Tall’s new space at 675 Ave. of the Americas on the corner at 22nd Street, offers greater visibility for the brand at a location familiar to the company’s clients.  The space was previously occupied by Harmon Face Value, which closed its 50-plus stores in early 2023.

“DXL Big + Tall wanted a prime corner location convenient to its existing store, which the landlord needed to take back for renovations being made to the building,” said Gural.  “Fortunately, its new location at 675 Ave. of the Americas will provide enhanced visibility and convenience for DXL Big + Tall’s clientele.  We are delighted to have facilitated their relocation, which enables the company to maintain its presence in this highly sought-after location.”

“Securing a new, marquee location in Chelsea is an important step in our endeavor to better serve the Big + Tall customer,” said Harvey Kanter, DXL President and CEO. “Our stores are a haven for the Big + Tall customer by providing them the freedom to choose their own style and this new location will deliver on that promise.”

Originally built in 1901 to house the Adams Dry Goods department store, 675 Avenue of the Americas spans an entire city block on the west side of Sixth Ave. between 21st St. and 22nd St. The property features expansive, 50,000-square-foot open floor plates, 13’ exposed ceilings and 10’ oversized operable windows.  The building features a 24/7 attended lobby; a tenant rooftop amenity space; and modern high-speed elevators, mechanical systems, and a new HVAC system.

675 Ave. of the Americas is ideally located just five blocks north of Union Square Park and one avenue west of Madison Square Park, providing unparalleled ease of access to all areas of New York City.  The building is also a short distance from Gramercy Park, one of the most desirable residential neighborhoods in New York City and is in the heart of what has become known as New York City’s Silicon Alley.
