The Film Center Building Signs Three New Leases Totaling 8,083 SF

GFP Real Estate, LLC is pleased to announce that it has signed three leases at 630 Ninth Ave., also known as The Film Center Building, totaling 8,083 square feet.

“The Film Center has continued to see strong leasing activity over the past year as theater and film production companies bounce back following last year’s strikes,” said Matthew Mandell, senior managing director of GFP Real Estate.  “As these companies expand, they are relocating to 630 Ninth Ave. in order to capitalize on the building’s close proximity to Time Square and the Theater District.”

In the first transaction, The Commercial Art Lab, a commercial product photography studio that specializes in photography and video for the jewelry industry, signed a new five-year lease for 3,793 square feet of office space on the second floor.  The company, whose clients include Tiffany & Co., Maria Tash and David Yurman, among others, will relocate from its current address at 71 West 47th St. in the Diamond District.  The company moved into its new space earlier this month.

Matthew Mandell of GFP Real Estate represented the landlord, GFP Real Estate, in the transaction; Stefan Martin of Capital Real Estate Advisors represented the tenant, The Commercial Art Lab.

In the second transaction, The Broadway Asia Company, one of the largest production, management and distribution companies of live entertainment throughout the global markets, signed a new 5-year lease for 3,090 square feet on the sixth floor.

Over the last 25 years, theatrical productions by the Broadway International Group partners have performed in over 60 countries and garnered over 50 Tony, Olivier, Grammy Awards and many other global theatrical accolades through its many collaborations.  The company, which moved into its space earlier this month, will relocate from 257 West 52nd St.

In the third transaction, Studio 16, a private, state-of-the-art personal training studio with locations in New York City, Atlanta and Boston, signed a new 5-year lease for 1,200 square feet of space on the fourth floor.  The company, which moved in earlier this month, is relocating its previous Hell’s Kitchen location from 410 west 47th St to 630 Ninth Ave.

Built in 1929 by architect Ely Khan, 630 Ninth Ave. is a 13-story office building comprising more than 275,000 square feet. The newly renovated building once only catered to businesses involved in theater, film and music and is in Hell’s Kitchen neighborhood, just moments away from the Theater District. The location provides easy access to many dining options and transportation services, including the Port Authority Bus Terminal, The NY Waterway Ferry, the Lincoln Tunnel, and multiple subway lines.
