Highland Park West’s Largest Tenant Pens New Lease

Bradford Commercial Real Estate Services has secured an early renewal and lease extension with the largest tenant in Highland Park West, a boutique office gem situated in one of Dallas’ most prestigious enclaves.

Public accounting firm Carter & Co. has renewed one year early and pushed its stay long-term at 4300 MacArthur Dr. In turn, the landlord has agreed to fund improvements to the tenant’s 7,205-sf headquarters office.

“Carter & Co. wanted to reconfigure its space, which opened the door to negotiations,” says Jared Laake, first vice president of Dallas-based Bradford. He andRichmond Collinsworth, senior vice president and managing partner, lease the office project for the local landlord, 4300 MacArthur Partners LP.

The 51,847-sf Highland Park West, which is 96% occupied, has the distinction of being one of the few boutique office buildings within a one-mile radius of multimillion-dollar residences for some of Dallas’ wealthiest residents, including corporate decision-makers and celebrities. Also, the class A location has practically direct access to north- and southbound lanes of the Dallas North Tollway.

“The landlord recently completed updating the common areas, which have dramatically maintained the desirability of the project for tenants, all high-end businesses,” Collinsworth stresses.

Carter & Co. is marking its fourth year in Highland Park West. Bill Zei of McLeod-Zei Inc. represented the 39-year-old accounting firm, which offers a full scope of services for high-net worth individuals, family offices, corporate executives and owners of closely held businesses.

Powerweld Inc. has renewed 12,375 sf of industrial space in GSW Industrial Center I, 602 Avenue K, Grand Prairie. Chris Kennedy, broker associate of Bradford Commercial Real Estate Services, and Joe Santaularia, senior vice president and managing partner, represented the tenant. Luke Davis of Stream Realty Partners represented the landlord, G&I IX Ave K Greenview LLC.

Cytracom LLC has renewed 8,292 sf of office space in Allen Place I, 450 Century Parkway, Allen. Superior Installations LLC has leased 4,160 sf of industrial space in Raider Business Park, 3417-3425 Raider Dr., Hurst, from Raider EPA LLC.
