Campus 244 Announces Several Updates, Expanding Footprint And Community Integration

The Georgetown Company and RocaPoint Partners  today announce an update on Campus 244, the 1.3 million-square-foot mixed-use development adjacent to the Dunwoody MARTA station in Atlanta’s Perimeter submarket. This year marks a pivotal moment for Campus 244 with the first phase of the office campus – the Palladium building – welcoming Insight Global, Beon, and their respective employees this spring. In addition, Element by Westin Atlanta Perimeter at Campus 244 topped out in February 2024 and is expected to open this fall. The hotel will be a key feature of the campus, accompanied by new dining experiences – The Spruce Social House, a new food-and-beverage concept, and Stäge Kitchen & Bar, a new-to-market restaurant – which will also open this fall as part of the hotel.

The property is already brimming with energy as CT Cantina & Taqueria’s build-out is underway, with an opening planned for this summer. Along with the unmatched leasing success and forward momentum of this first phase, the developers are today announcing Phase II – The Stacks building – designed by Skidmore, Owings & Merrill, which will feature 300,000-square-feet of Class-AA office space, with unrivaled ceiling heights, abundant natural light from oversized windows and private outdoor space on each floor of the six-story building. The addition of this unique and highly visible office building will only further enhance the mixed-use, creative campus.

The Spruce Social House, a new boutique cocktail lounge, will offer signature cocktails, a selection of craft beers and several non-alcoholic options, alongside a shareable menu of small plates, flatbreads, charcuterie and cheeseboards. The new beverage-focused venue will feature a large four-sided indoor/outdoor bar, abutting expansive outdoor seating, perfectly aligning with the ethos of the overall campus. Located at the base of the Element Hotel, co-developed by Vision Hospitality Group, Inc. and Georgetown, The Spruce Social House will be a connection hub for employees, nearby residents, and guests. In addition to The Spruce Social House, Stäge Kitchen & Bar will open a second location. Stäge’s chef-driven menu includes seafood, steak, pasta, sushi, and handcrafted cocktails and changes seasonally to incorporate fresh and local ingredients. With a large outdoor patio, Stäge will open this fall.

The mixed-use destination sits in a prime location, offering unparalleled connectivity to the Dunwoody MARTA Station, I-285, GA-400, State Farm’s Perimeter campus, Perimeter Mall, and other surrounding office and retail amenities. The first phase features the adaptive reimagining of existing office space into a five-story, 405,000-square-foot Class-A building with a timber overbuild. RocaPoint and Georgetown have enlisted best-in-class experts to support office and retail leasing efforts.
