The Barrow Group Expands to 20K SF at 520 Eighth Ave., Secures Strategic Leasehold Condo Structure Option

Award-winning theatre company and training center adds 6,000 SF to accommodate additional programming

OPEN Impact Real Estate (OPEN), a woman-owned commercial real estate services company specializing in nonprofit and corporate impact organizations, is pleased to announce that The Barrow Group (TBG)—an award-winning theatre company and training center whose notable alumni include Academy Award winner Anne Hathaway, three-time Emmy winner Jennifer Landon, and Emmy winner Tony Hale—has signed a 12-year, 6,000-square-foot lease on the ninth floor of 520 Eighth Ave. in Manhattan’s Penn Station area, located in close proximity to the Times Square Theater District.

The new expansion brings TBG’s total footprint at the building to approximately 20,000 square feet, allowing the group to extend its studio space while offering a more comprehensive range of programs to its community of artists, patrons, and students.  The new lease also includes the incorporation of a potential leasehold condominium transaction structure, a strategic addition that secures an option for TBG to convert its existing lease into a leasehold condo structure if ownership were to implement a leasehold condo structure throughout the building, creating further tax savings for the organization.

In 2021, TBG relocated to 520 Eighth Ave. from a 10,000-square-foot space at 312 W 31st St., signing a 15-year lease for 13,155-square feet that allowed the organization to ‘weather the storm’ through the pandemic at a time when arts and cultural organizations nationwide were experiencing substantial funding and demand challenges.  The move also allowed TBG to expand its programming at an institutional-quality building with a dignified and secure entry experience that supported its high foot traffic and after-hours programming, many of which come to visit the organization’s on-site 60-seat performance venue.

Built in 1926, the 26-story office tower comprises more than 860,000 square feet in New York City’s famed Fashion District near Hudson Yards, Herald Square, Times Square, Madison Square Garden and Penn Station. The building is in close proximity to the Port Authority bus terminal and provides convenient access to numerous transportation lines, including the A, C, E, 1, 2, and 3 trains, as well as the Amtrak, LIRR and NJ Transit lines.  520 Eighth Ave. boasts numerous arts organizations, including Ripley Grier, Theater Development Fund, ART New York, Primary Stages and the Theater Communications Group.
