The Chevy Chase Land Company Leases Approximately 30K F At 2 Bethesda Metro and 2 Wisconsin Circle

Renovations and Cross-Property Concierge Services Draw Office Tenants to Access and Amenities in Vibrant Submarket

The Chevy Chase Land Company, a commercial real estate investment and asset management company with properties across the Washington, D.C. metro area, leased 27,664 square feet of office space between the firm’s 2 Bethesda Metro in downtown Bethesda and 2 Wisconsin Circle in the Friendship Heights area of Chevy Chase, with landlord representatives Cushman & Wakefield and cooperating tenant brokers.

“We initiated renovations at 2 Bethesda Metro knowing there was, and remains, increasing demand for office space adjacent to Metro and significant parking, as well as the abundance of restaurants and retail, especially at Bethesda Row,” said The Chevy Chase Land Company CEO, John Ziegenhein. “Our first goal was to enhance the interior and exterior of the building, both aesthetically and with elevated amenities for new and existing tenants who appreciate the onsite convenience that improves the quality of work-life. Today, that balance is key to a successful building.”

The four leases that closed in December of 2023 include two at 2 Bethesda Metro:

  • 5,431 sf to Open Industrial brokered by Zach Dubin of AMR Commercial
  • 3,194 sf to Precise Target represented by Jim Cahill of JLL

and two at 2 Wisconsin Circle:

  • 13,938 sf to Eye Doctors of Washington represented by James Kang of MOHR Partners
  • 5,101 sf to New Century in cooperation with Max Forrest of The Tenant Agency

“As we tour prospective tenants through the properties, there is a palpable appreciation for these locations as the Bethesda/Chevy Chase submarket continues to grow, both residentially and commercially,” said Peter Rosan of Cushman & Wakefield. “The spec suites at 2 Wisconsin Circle are a major draw for smaller tenants, especially those who enjoy the convenience of living nearby or a short commute. At 2 Bethesda Metro, the elevated amenities and concierge services that management provides are very compelling to tenants who are high-performing, want to provide balance for their employees, and appreciate true professionals to assist them in their day-to-day.”

The Cushman & Wakefield team representing The Chevy Chase Land Company includes Peter Rosan, Kevin McGloon, Katie Gormley, and Gwen Dominguez.

The Chevy Chase Land Company’s 2 Bethesda Metro has undergone the most significant renovations, from a new amenity pavilion with impressive exterior stairway access, to updated lobby and common areas. That property and 2 Wisconsin Circle – as well as 5425 Wisconsin Avenue further north – also offer turnkey spec offices for smaller users. Also included across the properties are conference and other social breakout spaces, state-of-the-art fitness centers, and even a golf simulator currently under construction at 5425 Wisconsin Avenue.

Enhancing access to these amenities is The Chevy Chase Land Company’s branded shared amenity program, Ascend, which provides tenants access to a diverse range of amenities, events, and networking opportunities across multiple locations in the D.C. metro area. Powered by CBRE’s Host platform and mobile app, the model is managed by an “academy-trained” concierge team that supports the cross-access to the different properties. Tenant “members” of Ascend can pivot to the related properties to utilize amenity spaces and expand their opportunities to connect with colleagues and clients in more varied and healthful venues.

“The Ascend model offering an array of physical and social amenities is a game-changer for these properties,” said The Chevy Chase Land Company’s EVP of Asset Management, Jason Winans. “Our tenants can enjoy more time to relax and connect through experiences that used to be offsite-only or require planning. With our concierge staff, much of this is managed for them, and thus, they have more time to complete projects while also building relationships.”
