Bradford Wins 50,070-SF Lease for Marsh Business Park

Ohio-based Taylor Team Relocation LLC has leased 50,070 sf in a pre-emptive move on an upcoming vacancy in Marsh Business Park West in Dallas’ Metropolitan/Addison submarket.

The copier shipping company has signed a long-term lease for 2727 Realty Rd. in Dallas, swiftly making a play on soon-to-be vacated space. The plan is to consolidate two sites and relocate in early January,

“There will be no down time between tenants,” says Brian Pafford, executive vice president and managing partner of locally based Bradford Commercial Real Estate Services. He represents Marsh Business Park West’s owner, GKI Industrial Dallas LLC.

Taylor Team Relocation’s new operations hub features 23,220 sf of office and a 26,850-sf warehouse with nine dock doors. Hudson Sheets and Andrew Gilbert of Holt Lunsford Commercial represented the tenant.

Marsh Business Park West’s new tenant has leased the lion’s share of the 81,220 sf being vacated at year’s end by a longtime lessee in the 140,000-sf building. Bradford already had a plan in place to subdivide the fully air-conditioned space, which hit the market in late summer.

Pafford has whittled the upcoming vacancy to 31,750 sf, which features six dock doors and a 20-foot clear height. The 636,725-sf business park is situated close to Addison Airport and easily accessible to the North Dallas Tollway and President George Bush Turnpike.

The Metropolitan/Addison submarket has a 10.5% vacancy rate, according to CoStar Group. On average, spaces are on the market 5.4 months.

Pafford says there were multiple companies eyeing the 50,070-sf suite, but most weren’t planning to move in until later in 2024. Taylor Team Relocation was one of the exceptions.

“You always hope for no down time for spaces of this size,” Pafford says. “I wasn’t expecting it in today’s market. We’re in a much better position to start the New Year.”

Chip PC Inc. has renewed 2,175 sf of flex space in Commerce Flex Park, 8403 Sterling St., Irving. Jason Finch, first vice president of Bradford Commercial Real Estate Services, and Michael W. Spain, executive vice president and managing partner, represented the landlord, PRE DFW Airport LLC, in the direct deal.

Breaking Brew Meadery & Taproom has renewed 1,875 sf of retail space in Midway Center, 14438 Midway Rd., Farmers Branch.
