The Chevy Chase Land Company And Bozzuto Receive Preliminary Plan Approval From Planning Board For Chevy Chase Lake West

The Chevy Chase Land Company, a commercial real estate investment and asset management company with properties across the Washington, D.C. metro area, and Bozzuto, an experience-focused real estate company distinguished by their innovative developments, received Preliminary Plan Approval from the Planning Board for “Block A” or Chevy Chase Lake West, the second phase of the transit-oriented, mixed-use project in Chevy Chase known as Chevy Chase Lake.

“The demand for a thoughtful mix of residential and retail in this sector of Connecticut Avenue is proven in the success of our first phase of Chevy Chase Lake,” said The Chevy Chase Land Company CEO John Ziegenhein. “The land here has been underutilized, and with the Purple Line, we now have connectivity from Bethesda to Silver Spring and downtown D.C., while also being proximal to the freeway. We look forward to continuing our partnership with Bozzuto on the second phase of this remarkable development.”

The 245,952-square-foot development will replace the low-rise shopping center and its surface parking lot with a 220-unit multifamily-over-retail building in a mix of apartments and townhouse styles, with up to 28 moderately priced dwelling units (MPDUs). The project will also add up to 19,000 square feet dedicated to retail and commercial space.

“This approval marks an essential step in progressing our shared vision with The Chevy Chase Land Company by creating a gateway into this dynamic and vibrant community. We remain focused on long-term design and development to serve the Chevy Chase neighborhood and surrounding area through preservation of character while enhancing connectivity and public gathering spaces,” said President and CEO Toby Bozzuto.

Chevy Chase Lake West, located on 1.8 acres at 8550 Connecticut Ave., just east of Bethesda, is part of an approximately 16-acre development spanning Connecticut Avenue. Combined with Chevy Chase Lake, there will be more than 1.5 million square feet of new mixed-use development, centered on a forthcoming Purple Line rail transit station.

Phase One of Chevy Chase Lake includes 100,000 square feet of retail and three residential buildings focused around a 13,000-square-foot pedestrian piazza with landscaped public green space connected to the Connecticut Avenue Purple Line. The community is home to apartment properties The Barrett and The Claude, as well as the Ritz Carlton condominiums. Retailers include anchor Amazon Fresh grocery and several neighborhood-serving retail and restaurants, including locally based merchants Elena James, The Charmery, and Uncorked, with more restaurants opening soon.
