Caddell Construction Breaks Ground On Dorchester Commerce Park

Caddell Construction, a leading global general contractor offering a comprehensive menu of project management and construction services for commercial and government clients, today announced the groundbreaking of three Class A industrial distribution centers totaling more than two million square feet at Dorchester Commerce Park in Midway, Ga.

The project owner is Flint Development. Project partners include Davidson Architecture + Engineering, which specializes in engineering and design, and CBRE, which is serving as the leasing broker for Dorchester Commerce Park. Flint Development selected Caddell to serve as general contractor for the speculative project, which is  expected to fully deliver by Spring 2025. Located in one of Liberty County’s prime commercial hubs, Dorchester Commerce Park offers substantial logistical advantages for manufacturers, e-commerce users and third-party logistics providers seeking to expand or establish their presence in the region. The campus provides direct access to Interstate 95 and also sits just 33 miles away from the booming Port of Savannah, now considered one of the nation’s fastest growing maritime ports.

The project marks the latest venture in Caddell’s rapidly growing industrial portfolio, with the company constructing more than 12.5 million square feet of distribution/warehouse space across 15 states in every region of the U.S. over the past five years.

Located directly adjacent to I-95, the state-of-the-art structures will be outfitted with advanced features such as high-bay LED lighting, exterior LED lighting, prefinished gutters equipped with downspout guards, an ESFR sprinkler system, mounted fire extinguishers, metal grate stairs and railings, a concrete truck apron and load-bearing, non-insulated, tilt-up concrete panels featuring decorative reveals and textured paint.

Dorchester Commerce Park, coupled with unmatched incentives available in Liberty County, will be another successful Flint Development project.”

With 458 automobile spaces and 566 trailer spaces, Building 1 will encompass 1,244,571 square feet and be the final piece completed. Building 2 is a cross-dock facility and will feature 594,522 square feet of divisible space, 300 automobile spaces and 189 trailer spaces, with an expected delivery of July 2024. Building 3 will be the first to be delivered in April 2024, offering 276,062 square feet of divisible space, 132 automobile spaces and 32 trailer spaces. To streamline the construction process, Caddell has established an on-site batching plant to manufacture its own concrete.

“We were incredibly excited when Flint Development approached us with the concept of developing three Class A industrial distribution facilities adjacent to the Authority’s Tradeport East Business Center and I-95, and the selection of a globally recognized general contractor like Caddell Construction for the construction of the buildings is truly the icing on the cake for us,” said Ron Tolley, CEO of Liberty County Development Authority. “Flint Development’s 200 acres join an additional 800 acres surrounding Tradeport East that have been rezoned for industrial development within the past 18 months. These total 1,000 acres and can accommodate almost 10 million square feet of new industrial distribution facilities.”

Savannah’s industrial market continues to experience exceptional growth with a significant amount of new construction underway. According CBRE’s Q3 2023 market report, the Savannah market has grown from 75 to 116 million square feet in just three years and continues to be one of the fastest growing industrial markets in the country. Savannah has already absorbed 9.2 million square feet through Q3 2023, keeping pace with the impressive absorption the market has experienced in each of the past five years. The Port of Savannah was recently named the third-busiest container gateway in the U.S., helping to fuel the latest wave of development.
