Bradford Marks Leasing Milestones At Flex Projects in Irving, Arlington

Bradford Commercial Real Estate Services has brokered three long-term leases, totaling 24,164 sf, to push two flex projects to 100% occupancy for the first time in several years.

The fully leased assets are Gateway South, a two-building, 80,176-sf project in Irving, and Directors Square, a four-structure complex totaling 50,484 sf in Arlington. Dallas-based International Capital LLC owns both properties.

Gateway South’s new tenants are:

▪ Olympus Controls Corp., which has moved into 10,747 sf at 6025 Commerce Dr. in a relocation and expansion of its flagship location in the Metroplex.

▪ RippleVerse Corp., which is settling into 7,390 sf at 2900 Gateway Dr.  It’s the first site in the U.S. for the Germany-based manufacturer of all-natural dog treats Kukuje.

Heading into Directors Square is Ceramic Pro Arlington, which has scooped up the 6,027-sf balance at 2202 East Road to Six Flags in Arlington’s Entertainment District. The franchisee is one of 200 in the nation and 5,000 worldwide for its San Diego-based parent company.

“International Capital’s creative approach and dealmaker mindset were paramount in securing these new tenants at market rates, especially in today’s competitive market,” says Erik Blais, senior vice president of Dallas-based Bradford.

Olympus Controls’ new flagship site underwent the most extensive construction because the original space was 85% office. It’s now traditional flex in a 50-50 mix.

“The landlord was patient and waited for the right deal to warrant reconfiguring the space,” Blais says. “Olympus Controls’ lease terms justified the redesign.”

Brian Mulvaney of Voit Real Estate Services represented Olympus Controls and Kyle Espie of Bradford was RippleVerse’s tenant representative. Blais and Jared Laake, a vice president with Bradford, co-brokered the Gateway South leases for the landlord. The Directors Square lease was negotiated directly by Blais.

Bradford was awarded the leasing assignments about 18 months ago. At the time, Gateway South was 32% vacant and Directors Square had an empty 10,803-sf building.

NORTH TEXAS LEASES

PNC Bank has renewed 25,437 sf of flex space in Campbell Courtyard, 1220-1240 E. Campell Rd., Richardson. Brian Pafford, executive vice president and managing partner of Bradford Commercial Real Estate Services, and Jared Laake, vice president, represented the landlord, Kennington Campbell LLC. Jay Ceitlin of SHOP Concepts LLC represented the tenant.

AV Strategy Inc. has leased 13,000 sf of flex space in Port America Industrial Park, 747 Port America Place, Grapevine, from B9 Sequoia Port American Owner LP. Jared Laake, vice president of Bradford Commercial Real Estate Services, represented the tenant. Brennan Fewin and Mac Hall of Stream Realty Partners DFW represented the landlord.

Olympus Controls Corp. has leased 10,747 sf of flex space at 6025 Commerce Dr. in Gateway South, Irving, from DFW Gateway LLC. RippleVerse Corp. has leased 7,390 sf of flex space at 2900 Gateway Dr. in Gateway South, Irving, from DFW Gateway LLC. Kyle Espie, a senior associate with Bradford, represented the tenant.

Ceramic Pro Arlington has leased 6,027 sf of flex space in Directors Square, 2202 East Road to Six Flags, Arlington, from Directors Square Partners LP. Erik Blais, senior vie president of Bradford Commercial Real Estate Services, represented the landlord in the direct deal.

North Dallas Funeral Group LLC has renewed 6,000 sf of industrial space in Forum Industrial Park, 2735 S. Great Southwest Parkway, Grand Prairie. Jason Finch, first vice president of Bradford Commercial Real Estate Services, and Michael W. Spain, executive vice president and managing partner, represented the landlord, Forum EPA LLC, in the direct deal.

Luber Bros Inc. has leased 4,160 sf of industrial space in Raider Business Park, 3417 Raider Dr., Hurst, from Raider EPA LLC. Jason Finch, first vice president of Bradford Commercial Real Estate Services, and Michael W. Spain, executive vice president and managing partner, represented the landlord, Raider EPA LLC, in the direct deal.
