Bradford Adds to Alpha Plaza’s Experiential Retail

Sherlock’s Escape Rooms and The Aussie Grind Provisions will be opening practically back to back in Alpha Plaza, strengthening its position as a destination project near the Galleria Mall in North Dallas.

The 76,229-sf Alpha Plaza at 4885-4887 Alpha Rd. in Farmers Branch will be the second location in Dallas/Fort Worth for both tenants. The Aussie Grind Provisions will be the first to open, with Sherlock’s Escape Room launching by mid-December.

“Alpha Plaza’s proximity to the Galleria bodes well for its ability to attract specialty retail and destination brands,” says Melanie Hughes, senior vice president of Dallas-based Bradford Commercial Real Estate Services. She and Erik Blais, also an SVP, lease the project for Kennington Alpha Plaza LLC.

Sherlock’s Escape Rooms and The Aussie Grind Provisions will occupy 4,800 sf and 2,177 sf, respectively. Their storefronts will be just doors away from each other. The experiential tenant mix also includes Game Show Battle Rooms.

Nearly 35,000 vehicles per day pass Alpha Plaza, which is situated a half mile from the 1.4-msf Galleria Mall. The three-mile trade area’s population hovers 117,500, with an average household income of $108,676 per year.

Sherlock’s Escape Rooms has just opened doors in Fort Worth. The growing chain, which has two locations in its home state of Kentucky, actually found Alpha Plaza by word of mouth in its respective industry.

“It’s a small community so word travels fast when experiential retail space becomes available,” Hughes says. “We had interest almost immediately.”

The Aussie Grind Provisions is a breakfast and lunch café featuring Australian-style coffee drinks, including flat whites, and authentic dishes. The concept is the brainchild of a Queensland couple who immigrated to Texas and opened their first eatery in Frisco in 2019.

“We’re optimistic Alpha Plaza’s new synergy will continue to attract more destination-style brands,” Hughes says, noting available spaces range from 1,600 sf to 4,000 sf.

NORTH TEXAS LEASES

Pharmacy Corporation of America has renewed 18,193 sf of flex space in One Paddock Place, 2214 Paddock Way, Grand Prairie. Michael W. Box Systems Electrical Contractors LLC has leased 6,211 sf of flex space in Royal Jetstar Tech Center, 4040 W. Royal Lane, Irving, from PRE DFW Airport LLC.
