Quick N Clean Closes Off-Market Deal for 14th Site in Texas

In an off-market transaction, Arizona-based Quick N Clean Car Wash has purchased a competitor’s site in Far North Dallas to carve out a new market for a four-state expansion.

Quick N Clean is jumping into construction at 6312 Preston Rd. in Plano, an existing car wash on 1.2 acres that will be extensively renovated, retooled and rebranded. If all goes as planned, the facility will open in the spring.

“Quick N Clean is going to change the whole functionality of the site. It will be 10 times better,” says Nick Ramsey, vice president of Houston-based NewQuest Properties and the buyer’s broker in Texas.

Quick N Clean has acquired the commercial asset from Mi-T-Fine Car Wash Inc. in direct negotiations. It’s the 14th acquisition in two years in Houston and Dallas/Fort Worth for the brand-building chain, which also is scooping up sites in California, Colorado and Oklahoma.

“The buyer is focused on sites, like Preston Road, that’s close to grocery stores and high traffic counts,” Ramsey stresses. “The new H-E-B, which is close by, was the biggest attraction.”

Quick N Clean’s new location also neighbors several vehicle-related services like fueling stations and auto parts dealers in the Preston Road corridor, one of the most heavily traveled north-south arteries stretching from Dallas to Plano and beyond.The chain’s express car wash footprint will include free vacuum stations and air guns plus mat cleaning machines.

Quick N Clean is focused on acquiring existing car washes or vacant land from one to eight acres in Dallas/Fort Worth and Houston. “It’s an aggressive expansion,” Ramsey says, “and there’s no limit to the number of locations.”

NORTH TEXAS SALE

SOUTH TEXAS LEASE

Essential Dental has leased 1,559 sf of retail space in Bingle Crossing, located at the intersection of U.S. Hwy. 290 and Bingle Road, Houston, from NewQuest Properties. Kevin Sims of NewQuest Properties represented the landlord. Alyx Haraway Penland of SHOP Cos. represented the tenant.
