Douglas Elliman Tripling Size of Dallas Office With Pre-Emptive Play for Travis Walk Space

Douglas Elliman Inc. has expanded and extended its lease in Travis Walk in the prestigious Knox District, making a pre-emptive move on soon-to-be-vacated class A space that will triple the size of its Dallas office.

The luxury real estate company will relocate within the boutique building by year’s end to an 8,247-sf office on the second floor of 4514 Travis St. The local team will gain an extra 6,117 sf of operating space in a three-story project that’s historically 100% leased.

“Elliman approached us after learning about the upcoming vacancy and immediately jumpstarted talks to backfill the space,” says Melanie Hughes, senior vice president of Dallas-based Bradford Commercial Real Estate Services. She and Richmond Collinsworth, senior vice president and managing partner, represent the local landlord.

The 100,000-sf Travis Walk is one of those office addresses that rarely experiences a vacancy. It has a Walkability score of 90, complemented by a trio of premier restaurants located within the project’s walls and surrounded by one-of-a-kind boutiques and leading luxury brands. It also boasts two entry points to the 3.5-mile Katy Trail.

New York-based Douglas Elliman has been a tenant in Travis Walk since 2021 when it leased the only available opening – 2,157 sf. Hughes says prospects already are eyeing that space well in advance of the real estate firm moving into the larger office.

“Elliman really needed to expand,” Hughes says, “and quickly jumped on the opportunity to remain in Travis Walk.”

NORTH TEXAS LEASES

Essential Formulas Inc. has renewed 7,740 sf of flex space in Valley View Commerce Center, 1861 Valley View Lane, Farmers Branch. Brian Pafford, executive vice president and managing partner of Bradford Commercial Real Estate Services, represented the landlord, Kennington Valley View LLC, in the direct deal.

RG7 Automotive & Hall LLC has leased 5,855 sf of flex space at 2823 W. Euless Blvd., Euless, from Euless Industrial LLC. Jason Finch, first vice president of Bradford Commercial Real Estate Services, and Michael W. Spain, executive vice president and managing partner, represented the landlord in the direct deal.

Coppola Supply Inc. has added 3,600 sf of flex space for a total of 6,800 sfat 3601 Bell Rd. in Assured Business Park, Hurst. Spain, executive vice president and managing partner, represented the landlord, Euless Industrial LLC, in the direct deal.

Comprehensive Retail Solutions LLC has leased 3,200 sf of flex space at 10728 S. Pipeline Rd. in Assured Business Park, Hurst, from Euless Industrial LLC. Nothin’ But Trailers LLC has leased 2,430 sf of flex space in Tube 1, 10709 Tube Dr., Hurst, from Euless Industrial LLC. Fidus Construction Services has leased 2,016 sf of flex space in Marsh Business Park East, 3704 Arapaho Rd., Addison, from GKI Industrial Dallas LLC.
