New-to-Market Company Leases Lone Vacancy In Whitlock Business Center I in Carrollton

Ohio-based Technical Consumer Products Inc. has snapped up a rare vacancy in Whitlock Business Center I in Carrollton’s Valwood Industrial Park to establish a sales office and distribution center midway between its West Coast and Northeast divisions.

The company’s market inroad is an 11,819-sf end cap at 1425 Whitlock Lane in Carrollton, the only available space in Kennington Commercial’s two-building project. Occupancy is planned for May 1.

“This is the first vacancy in all the years we’ve been leasing Whitlock Business Center I,” says Brian Pafford, executive vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services. He and Susan Singer, also an EVP, represented Kennington Commercial.

Whitlock Business Center I’s new tenant is a lighting distributor for residential and commercial markets. Caleb McCoy of JLL represented Technical Consumer Products, the U.S. sales arm of Chinese manufacturer TCP International Holdings, in the long-term lease negotiations.

The new tenant’s space plan calls for a 2,000-sf sales office. The balance is dedicated for warehousing and distribution. The fully sprinklered suite boasts six dock-high doors, one boasting a drive-in ramp.

“We had several other groups waiting to step up for the space. There aren’t many industrial options in the 12,000-sf size range available in Valwood right now,” Pafford explains. “It’s a tight submarket.”

Market reports peg the industrial vacancy at 5.1% in the North Stemmons/Valwood submarket, where inventory totals 53.4 million. Kennington owns six properties in Valwood, a total of 263,108 sf in 10 buildings that are closely situated to Interstate 35 E and President George Bush Turnpike and Interstate 635.

With one project now at 100% occupancy, Pafford is focused on filling the remainder of the 87%-leased Whitlock Business Center II, a trio of flex buildings at 1325 Whitlock Lane. There are three openings, the largest of which is 4,300 sf.

“We closed several deals in Q1 for Kennington’s Valwood projects,” Pafford says. “There is always a need for functional spaces of 20,000 sf or less in well-located projects.”

NORTH TEXAS LEASE

NORTH TEXAS SALE

Southland RE Properties LLC has sold a 5,010-sf medical office building on 0.52 acres at 6635 Sandshell Blvd., Fort Worth, to JuLa Investments LLC. Erik Blais, vice president of Bradford Commercial Real Estate Services, represented the seller. Don Phifer of Phifer & Associates Inc. represented the buyer.
