Renewals, Expansions Dominate Leasing Activity at Arlington Downs Tower

Bradford Commercial Real Estate Services has locked in five transactions, including three expansions, at Arlington Downs Tower, shoring up 17,498 sf office space for the long term in a two-week round of leasing.

Bradford’s leasing team has nudged occupancy to 86.14% in the 87,411-sf building at 2225 E. Randol Mill Rd. in Arlington’s Entertainment District. The leasing rally, dominated by renewals, included one deal that quadrupled the size of the tenant’s office.

“Given the challenges of today’s office sector, these five deals are a testament to the stability of a suburban product,” says Erik Blais, senior vice president of the Dallas-based brokerage firm. He and Richmond Collinsworth, senior vice president and managing partner, lease Bradford ADT Partners LLC’s newly acquired asset.

Longtime tenant Texas Alcoholic Beverage Commission has signed the largest deal in the stack, renewing 10,064 sf for its regional office. Jim Montgomery of Swearingen Realty Group represented the state agency.

Also renewing was Men N Motion, which occupies 1,082 sf. Tynna Dixon of Henderson Realty Group LLC represented the men’s clothing and accessories shop.

The Bradford team negotiated directly with the remaining tenants. Details for the triple expansion play are:

▪ Blessed Hands Phlebotomy, 2,476 sf, a renewal and expansion to quadruple the

office size in a relocation from a 613-sf officewithin thebuilding;

▪ D4C Dental Brands Inc., 2,373 sf, signing a 771-sf expansion lease running

concurrently withits existing pact;

▪ Hispanic Law Firm, 1,503 sf, leasing 588 sf of contiguous space in a renewal and

expansion.

“Arlington Downs Tower’s tenants have a history of longevity in the project,” Collinsworth says. “It’s an entrepreneurial-type building in an excellent location.”

NORTH TEXAS LEASES

Behavioral Health Connections Inc. has leased 3,816 sf of office space in space in Meadow Park Tower, 10440 N. Central Expressway, Dallas, from Bradford MPT Partners LLC. Richmond Collinsworth, senior vice president and managing partner of Bradford Commercial Real Estate Services, and Jared Laake, vice president, represented the landlord. Rich Young Jr. and Garrett Goldstein of Rich Young Co. represented the tenant.

Sallie Scanlan CPA has renewed 1,461 sf of office space in Meadow Park Tower, 10440 N. Central Expressway, Dallas. Richmond Collinsworth, senior vice president and managing partner of Bradford Commercial Real Estate Services, and Jared Laake, vice president, represented the landlord, Bradford MPT Partners LLC, in the direct deal.

Sally’s Beauty Supply LLC has renewed 1,400 sf of retail space in Terrell Corners Shopping Center, 101 Sam Walton Way, Terrell. Paul Richter, vice president of Bradford Commercial Real Estate Services, represented the landlord in the direct deal.

Rhonda J. Vaughn Interior Design has leased 391 sf of office space at 2200 Smith Barry Rd., Pantego, from SJNP Investments LLC. Erik Blais, senior vice president of Bradford Commercial Real Estate Services, represented the landlord in the direct deal.
