Bradford’s Leasing Spree Scores Seven New Deals For Forest Green Business Park in North Dallas

Bradford Commercial Real Estate Services has reeled in six new leases and one renewal in a fast-paced round of leasing at Forest Green Business Park, a conveniently located flex project at the edge of Interstate 635 in North Dallas.

In all, 17,913 sf has been filled at 11836, 11837 and 11857 Judd Court. The deal stack includes a Texas newcomer, Global Transplant Solutions Inc. of Spartanburg, S.C.

Kyle Espie, senior associate of Bradford, and Brian Pafford, executive vice president and managing partner, lease Forest Green Business Park for the California-based owner, Texas JCSB LLC. The spate of new deals has bumped occupancy to 83% in the 134,542-sf project, a 13% increase in the 11 months that Bradford’s been leasing the development.

Futura Building Systems has signed the largest deal in the stack – a 5,438-sf renewal at 11857 Judd Court. The Bradford team negotiated directly with the tenant.

The majority of the new tenants have signed long-term leases, setting up relocations from within the submarket.All move-ins will be completed by July 1.

Inbound to 11836 Judd Court are Salphia LLC, which leased 3,600 sf; and Global Transplant Solutions, Designs by Keti and Juu Athletics LLC, each taking a spec suite of about 1,800 sf.

The South Carolina company was represented by Matthew Johnson of Lee & Associates while the other three new tenants negotiated directly with Bradford’s leasing team.

Heading into 11837 Judd Court are Superior Support Systems and Tony Atabong, leasing 1,800 sf and 1,700 sf, respectively. Brad Anderson of White Rock Realty represented Atabong. Bradford negotiated directly with the other new tenant.

Key to the project’s popularity is its location – a half mile from I-635 and less than two miles from US Hwy. 75/Central Expressway. In addition to its strategic location, Forest Green Business Park’s four buildings are tailormade for small businesses.

“The spec suites really generated new interest in the project, so much so that we’re going to start work mid-month on five more,” Espiediscloses.

NORTH TEXAS LEASES

Spilled Ink LLC has leased 2,330 sf of flex space in Valwood Business Center, 1321 Valwood Parkway, Carrollton, from B9 Sequoia Valwood Owner LP. Kyle Espie, senior associate of Bradford Commercial Real Estate Services, represented the tenant. Sloan Teegarden of Link Logistics Real Estate represented the landlord.

Hearth & Home Services LLC has leased 2,279 sf of flex space in Story Business Park, 220 N. Story Rd., Irving, from Story EPA LLC. Jason Finch, first vice president of Bradford Commercial Real Estate Services, and Michael W. Spain, executive vice president and managing partner, represented the landlord in the direct deal.

JCL Commercial Inc. has leased 1,912 sf of office space in Addison Plaza, 16200 Addison Rd., Addison, from Perth Properties Inc. Richmond Collinsworth, senior vice president and managing partner of Bradford Commercial Real Estate Services, represented the tenant. Lauren Preola and Grace Harper of Hart Commercial Inc. represented the landlord.
