Miller Construction Completes Miami-Dade Class A Commerce Park For EastGroup, Starts Next Client Project

Miller Construction Company, a statewide, privately-held construction firm, has completed the expansive Gateway Commerce Park and has broken ground on EastGroup Properties’ next project, Gateway South Dade.

The $38.5 million Gateway Commerce Park is comprised of five Class A warehouses with over 850,000 square feet of prime industrial space in Miami Gardens. Each is equipped with efficient column spacing, expansive glass and tilt-panel-entry features.

Miller delivered Gateway Commerce Park during the first quarter of this year. The company also built out all tenant spaces. The project began in 2018 with the construction of Building 1, which has 200,372 square feet.

The company followed with Building 5, with 186,822 square feet fronting Florida’s Turnpike, and Building 4, with 197,122 square feet. Miller finished the project with Building 3 with132,894 square feet and Building 2 at 133,000 square feet.

Gateway South Dade will bring almost 170,000 square feet of Class A industrial space. Construction of the $13.8 million project began in May and will consist of two state-of-the-art warehouses. Miller is installing an intricate ASM entry feature and will build out two speculative tenant-office improvements in each building. The project site is a former tree farm, so the firm directed quality testing and permitting of the soil in advance of construction.

The first building located at 3175 Park of Commerce Boulevard will measure 89,444 square feet with 32-foot clear-height ceilings and 54-foot-by-45-foot column spacings.

The second building is located at 3275 Park of Commerce Boulevard and will measure 79,643 square feet with 32-foot clear height ceilings and 54-foot-by-38-foot column spacings. Both warehouses will feature 24 dock doors well-suited to e-commerce and delivery tenants.

The project team includes architect Horton, Harley & Carter, Ludovici & Orange (Civil), Peter Tankel, P.E. (MEP), Clear Engineering (Electrical) and Center for Innovative Structures (Structural).
