Bradford Returns Manana Plaza to 100% Occupancy

In a Texas Two-Step, Bradford Commercial Real Estate Services has backfilled a pair of simultaneous vacancies to restore the 55,550-sf Manana Plaza to 100% occupancy.

Boss Lighting and Shot by D Porter have leased 6,050 sf and 1,511 sf at 2474 Manana Dr. in Dallas, respectively. Both leases were inked within days of the spaces being recently vacated.

“It’s pretty rare to backfill two vacancies within days of being able to market them,” says Jason Finch, first vice president of Dallas-based Bradford Commercial Real Estate Services. He represents the landlord, 2474 Manana LLC.

The lighting distributor, taking as-is space, was represented by Andrew Johnson of Colliers International. The photography studio, planning to open June 1, was a direct deal.

Manana Plaza, home to 15 tenants, is one of the few gated projects in the Hines Industrial Corridor in northwest Dallas. The class B structure is positioned on 3.6 acres near the junction of Interstates 35 and 635.

Manana Plaza was roughly 70% vacant when Bradford assumed the leasing assignment in spring 2022. The project was leased up within three months, staying at 100% until two former tenants simultaneously defaulted on their leases and opened the door for Boss Lighting and Shot by D Porter.

“The landlord made a lot of capital improvements to the building last year,” Finch says. “That and the infill location are the main drivers for Manana Plaza’s 100% occupancy.”

Clayton Installation Resources & Workspace Advantage has leased 7,493 sf of industrial space at 1330 Post & Paddock St., Grand Prairie, from Columbia Texas PP Industrial LP.
