ATCO Commences Construction on First Residential Communities at Camp North End

Two-Building Project Will Further Animate Charlotte’s Most Dynamic Development with 301 New Apartments Featuring a Wide Variety of Living Arrangements

ATCO Properties & Management announced today that it has commenced construction on Kinship East and Kinship West, Camp North End’s first multifamily development.

ATCO is partnering with Tishman Capital Partners, Highmore and Blueprint Local on the new residential project, located in the southwest portion of Camp North End’s 76-acre campus. The project, which will be completed in early 2025, will deliver 301 new apartments across two buildings in a diverse array of sizes, types and price points.

The residences are designed to appeal to a wide range of Charlotte residents – from recent college graduates and growing families to the city’s universe of artists and makers, small business owners and entrepreneurs. Plans call for studio, 1-bedroom and 2-bedroom layouts as well as cluster units and live-work floorplans.

To cultivate the same sense of community that permeates the entire Camp North End redevelopment, ATCO has programmed Kinship East and West with an outdoor pool and lounge area, gas grills and fire pits, fitness center, communal kitchen, conference room and work-from-home spaces. Residents will also have access to bike storage, rideshare spots and a parking garage. Shared rooftop space featuring dramatic skyline views, located atop nearby retail, will also be accessible.

The 76-acre Camp North End is one of the largest adaptive reuse projects currently underway in the U.S. Since assembling the site in 2016, ATCO has thoughtfully repurposed existing industrial buildings into 500,000 square feet comprised of Class A office and a robust retail program featuring community-oriented shops, art galleries and acclaimed food and beverage establishments from multiple local purveyors. In addition to the forthcoming multifamily development, ATCO delivered 193,000 square feet of office and retail in 2022 as the commercial portion of the project’s second phase.

Located at 110 Razades Way, the 240,390-square-foot project will feature Fitwel certified building amenities. In 2020, Camp North End was one of the first four projects in North America to receive Fitwel Community Certification from the Center for Active Design (CfAD), a national building standard that focuses on optimizing holistic health benefits in neighborhood-scale projects.

The seven live-work units will be located in Kinship West and provide a unique opportunity for residents to operate a ground floor retail storefront. These rentals will feature dedicated store entrances from the main street with separate private residential entrances located within the building’s interior.

The 10 cluster apartments will be comprised of individual 3-bedroom and 4-bedroom units creating 39 residences at Kinship West. Each resident’s small, furnished unit will have access to a fully-equipped, modern shared kitchen and living space.

At full sitewide build out, ATCO has committed to deliver at least 7% of the multifamily residences at Camp North End for those who earn up to 80% of Average Median Income (AMI). Between Kinship East and West, 22 units will contribute to this overall affordability commitment.

The project team for Kinship East and West includes property manager Greystar, building architect Dwell Design Studio, landscape architect Nelson Byrd Woltz, civil engineer LandDesign and general contractor David E. Looper & Company.
