Network Cabling Services’ Seven-Year Lease Sets Wheels in Motion to Relocate, Expand

Network Cabling Services Inc. has signed a seven-year lease to relocate and expand within Valwood Industrial Park in North Dallas.

The company has leased 9,573 sf in Counter Point at Valwood, Building 2, at 1544 Valwood Parkway in Carrollton. Construction is underway to transition about one-third of the just-leased office flex space to warehouse use.

“The cost of construction is causing an uptick in longer-term leases even for smaller spaces. The extra commitment helps to mitigate higher prices for materials and labor,” says Brian Pafford, executive vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services. He represents the local landlord, Valwood Parkway Partners Ltd., an affiliate of Hay & Jones Inc., a longtime client.

Plans were already in the works to convert part of the all-office suite into warehouse space. “We felt that was the best opportunity to get it leased,” Pafford added.

It was fortuitous that the planned redesign was a near-perfect fit for Network Cabling’s needs. The 15 interior offices will be reduced to 12 to provide warehouse space with an overhead door. If work stays on track, the suite will be ready to occupy in July.

Lee Owen of Compass TE Texas LLC represented Houston-based Network Cabling Services. The company’s Dallas office currently is located less than a half-mile from Counter Point at Valwood.

“The market knows Counter Point’s owner will work with prospective tenants to find the best solution to get the deal done, even if it’s an out-of-the-ordinary measure,” Pafford says. ” We had two companies interested in this space.”

Network Cabling’s lease bumps occupancy to 90% in the two-building class B project, totaling 97,943 sf. The historically well-leased Counter Point at Valwood is located near President George Bush Turnpike and Interstates 35E and 635.

NORTH TEXAS LEASES

Apple Glass & Mirror has renewed 9,643 sf of industrial flex space at 2807 W. Euless Blvd., Euless. Jason Finch, first vice president of Bradford Commercial Real Estate Services, and Michael W.
