Native Realty Brings UK-Based Beauty Retailer To Fort Lauderdale’s Studio City For Its U.S. Debut

Native Realty is creating significant momentum for one of Fort Lauderdale’s fastest-growing neighborhoods: Studio City. The Jaime Sturgis-led firm just successfully brokered a lease that will facilitate the U.S. debut of a prominent United Kingdom-based e-commerce beauty retailer in Studio City. It also completed a new lease with a health-and-wellness tenant that already has an active following in Fort Lauderdale.

Sturgis and Native Associate Stacy Karst represented the landlord in a 10-year lease with Meder Beauty, an international e-commerce company with more than 500 sales locations through its distribution network in 15 countries across Europe and Asia. The 2,231-square-foot location at 1142 NE Fourth Ave. #A will be Meder’s first U.S. subsidiary.

Meder’s award-winning skincare products utilize microbiome-friendly formulas and routines to treat acne, wrinkles, dry skin, redness and more.

Elsewhere in Studio City, Karst represented Ken Zarrilli’s Transforma Realty, LLC in a 2,299-square-foot lease with The Space Fort Lauderdale at 1271 NE Ninth Ave. The Space offers breathwork, yoga and cold plunges. It regularly hosts breathworking events that draw enthusiastic participation on Fort Lauderdale Beach.

These new arrivals come as popular retailer Montce Swim moves into its brand-new headquarters in Studio City. In 2021, Sturgis brokered the sale of the former OddBalls Nifty Thrift building at 530 NE 13th St. to Montce, which expanded from its original Flagler Village location to Studio City.

Native is also actively leasing Transforma’s 850 NE 13th St. building in the neighborhood.

“The vision of Studio City pioneers like Abby Laughlin and Ken Zarrilli is taking shape in a major way,” Sturgis said. “Having a major international retailer choose the neighborhood for its first U.S. location is a testament to how far it has come. We are proud to take a leading role in placemaking a neighborhood we love to spend time shopping, dining and enjoying nightlife in.”

Formerly known as the 13th Street neighborhood, Studio City is centrally located just north of Flagler Village and south of Wilton Manors. The name is a nod to the mix of small businesses and creatives that give the neighborhood its distinct character.

Native now operates from a new Fort Lauderdale office that is double the size of its previous headquarters. The 4,000-square-foot office is located at 1926 E. Sunrise Blvd. in the city’s Victoria Park neighborhood.
