George Comfort & Sons Welcomes TMPL Fitness Club’s New Flagship To 200 Madison

George Comfort & Sons, and its partners Jamestown and Loeb Partners Realty, today announced the completion of a 15-year lease agreement with TMPL to create the fitness brand’s new flagship location in a retail space at 200 Madison Avenue, its Midtown office tower in the midst of a repositioning.

TMPL launched in 2016 with its first location in Hell’s Kitchen and quickly became one of the city’s most popular fitness studios, thanks to its innovative approach to health and wellness and dramatic design.  Following an extensive renovation of 200 Madison to introduce a new high-end look and feel, TMPL’s new flagship will open later this year with 26,000 square feet across the tower’s ground floor and basement levels.  The facility will build on TMPL’s fresh branding efforts already in place at its 601 Lexington Avenue location.

George Comfort & Sons is working with architecture and design firm Vocon to transform the tower’s arrival experience with a redesigned entrance and more engaging, light-filled lobby on Madison Avenue.  The new lobby design pays homage to the tower’s second, historic lobby, which earned New York City Landmark status in 2021.  The neo-Renaissance style space is renowned for its highly polished marble walls, patterned terrazzo floors and gilded plaster ceilings.

With a warm, boutique hospitality-inspired design, the new Madison Avenue lobby will feature soft seating, a sleek concierge desk, black marble flooring and a chevron stone tile pattern, which mimics the historic lobby’s tiles and provides a cozy and contemporary vibe for tenants and guests.  With a focus on curved lines, arches, texture and ambiance, the new lobby provides a design journey of the building’s past into its future.

George Comfort & Sons is also working with Vocon to create an indoor-outdoor suite of amenity offerings.  The new 11,000-square-foot amenity center will stretch across a portion of the tenth floor and encourage socializing, connection and collaboration.  Offerings will include multiple executive conference rooms with seating for up to 75 guests and open lounge areas with comfortable chairs and a bar.  Tenants will also have the opportunity to reserve the spaces for private events, and a shower facility will be available for tenants to freshen up after active commutes or before events.

A signature element of the amenity center is its expansive sky garden that features striking views of the city’s iconic skyline, most notably the Empire State Building and Hudson Yards.  George Comfort & Sons created the dynamic 8,700-square-foot terrace to enable tenants to connect seamlessly to the outdoors from within the building.  Working with landscape designer MPFP, the green space features intimate seating and abundant lighting amidst hanging greenery and lush plantings, along with a gaming zone for tenants to enjoy.

George Comfort & Sons is also upgrading the building’s mechanicals and systems, including new elevator cabs and a state-of-the-art security system.

200 Madison boasts flexible floor plates, generous ceiling heights and plentiful light and air.  In addition to the renovations currently underway, recent wellness upgrades include the installation of advanced air filtration, disinfecting UV technology in all passenger elevators and touchless fixtures equipped in bathrooms on multi-tenanted floors.  As a result of these efforts, the building has achieved LEED Gold and WiredScore Platinum certifications as well as an Energy Star rating.

Ideally located at the center of Manhattan’s main transportation hubs, 200 Madison Avenue is perfectly situated for commuters and is one of Manhattan’s most accessible buildings. Grand Central Terminal, Herald Square and Penn Station are each within walking distance, providing easy access to their subway and commuter rail lines.  In addition, several commuter bus lines stop within blocks of 200 Madison, and there is a Citi Bike hub located on 35th Street.
