Packages To New York City Residents Increase In Q4, Showing No Signs Of Slowing In 2023

The leading city for apartment stock at 2.4 million units, New York package deliveries across ButterflyMX’s platform saw growth throughout 2022, creating new security challenges for property owners and managers.

ButterflyMX has a 5% adoption rate in New York City as more property owners and managers strive to tackle the “package problem” and differentiate their offerings. The company analyzed aggregate data gathered from the more than 107,000 apartment units using its products and services to measure and understand resident behavior.

ButterflyMX reported the following trends in the New York metropolitan area:

  1. New York City and surrounding areas reported package delivery growth quarter over quarter across the ButterflyMX access control platform, with a growth of 7% in the fourth quarter of 2022.
  2. Between the timeframe of 1/30/22 and 1/30/23, the state of New York saw 18,196 package deliveries to the apartment units in ButterflyMX’s network. That number is up from 13,759 package deliveries during the same time period the year prior.
  3. The City of New York accounted for nearly half of the 18,196 package deliveries to the State of New York during the time period of 1/30/22 and 1/30/23 at approximately 8,925 package deliveries.
  4. With no signs of slowing, package delivery volume at multifamily properties is estimated to grow almost 15% per year through 2025. If the growth rate holds in New York City, ButterflyMX properties are on track to receive more than 11,500 packages this year and will double from current levels by 2027.
  5. Remote door management, which gives residents the ability to securely allow visitors into their building without requiring the resident to be on site, doubled across ButterflyMX’s access platform in 2022 and has emerged as a major differentiator for residents — who are now returning to the office — across the nation’s apartment properties.

“Trepp recently called New York City one of the top 10 multifamily markets to watch in 2023 so while the city was hit hard in the early days of the pandemic, there is no doubt that continued growth is expected in the coming year,” said Aaron Rudenstine, CEO of ButterflyMX.

New York City faces challenges with how to navigate the new dynamics of remote & hybrid work, however it boasts strong economic growth due to increased job growth in information technology and healthcare, Rudenstine added. In addition, strong fundamentals in the multifamily sector along with favorable migration trends contribute to increasing demand in the city.
