Downtown Atlanta Office Building Achieves LEED Platinum Status

Downtown Atlanta office building also named the fourth highest-scoring ENERGY STAR recipient in the city

Lincoln Property Company Southeast (Lincoln) announced today that 55 Allen Plaza has been awarded LEED Platinum Certification, a benchmark of sustainable efforts in design, construction and operations practices. Developed by the U.S. Green Building Council (USGBC), LEED is the most widely used green building rating system in the world and an international symbol of excellence. 55 Allen Plaza now stands as an example of sustainability, health and efficiency in the commercial office industry. This certification also marks the first LEED Platinum building within Lincoln’s Atlanta portfolio.

Lincoln handles leasing and management for 55 Allen on behalf of the owner, Lone Star Funds. The building received the LEED v4.1 O+M (Building Operations and Management): Existing Buildings Platinum Certification, identifying it as a showcase example of sustainability and leadership in the transformation of the building industry. Additionally, 55 Allen received an ENERGY STAR score of 94, situating the building as the fourth highest ENERGY STAR score recipient in Atlanta.

“This platinum certification is recognition of the immense effort put into ensuring this property operates at the highest standard for sustainability and environmental performance,” said Lincoln Senior Vice President Hunter Henritze. “We’re proud of the dedication to reducing the property’s carbon footprint from the entire team at 55 Allen. As we continue to work towards an even more sustainable environment in Downtown Atlanta, we will continue to make conscious decisions that aid in creating a more sustainable future for the commercial real estate industry. ”

55 Allen achieved LEED certification for implementing practical and measurable strategies in areas including sustainable site development, water savings, energy efficiency and indoor environmental quality. The property has excelled in energy performance through the use of efficient lighting and HVAC systems; the implementation of low-plumbing fixtures for improved water performance; a detailed waste-stream audit to identify recycling efforts for reducing waste at the building; high-efficiency air filtration to create superior indoor air quality; and additional operating programs put in place during the COVID-19 pandemic to optimize occupant health, which achieved the LEED Safety First credit.

The growing trend towards LEED certification contributes to ESG efforts and overall waste reduction as well as conservation of water and energy. With the possibility of reducing operational and maintenance costs, building owners and operators constantly strive for LEED certifications to contribute to their overall ESG strategies.

55 Allen Plaza is a 342,643-square-foot office building located in Downtown Atlanta. The 14-story building features floor-to-ceiling glass windows, enclosed parking, high-level building security, available café and sundry shop space, state-of-the-art conference center and The Green Room, an ultramodern tenant lounge perfect for hosting events or informal meetings. The building was designed by world-renowned architect Pickard Chilton with ultimate efficiency in mind, boasting exposed ceilings and concrete floors throughout. 55 Allen is also centrally located with convenient access to both Midtown and Downtown Atlanta, proximity to several MARTA stations as well as access both on and off I-75/I-85 via Williams Street.
