23,522-square-foot signing with Shady Grove Fertility is the latest in a flurry of recent leasing transactions at reimagined medical office complex in Central Perimeter
SK Commercial Realty (SKCR), a full-service commercial real estate firm with specialized experience in office, healthcare and industrial real estate leasing and development, announced today that it executed a full-floor, 23,522-square-foot lease at 1100 Lake Hearn Drive, one of three buildings at The Commons at Lake Hearn medical office complex in the Central Perimeter submarket of Atlanta. The deal headlines a string of recent lease agreements and renewals totaling more than 50,000 square feet that brings the building to 95% leased, completing Phase I of a three-phase leasing process at the 355,000-square-foot campus.
SKCR signed the lease with Shady Grove Fertility, a provider of fertility testing services and treatment. The tenant will occupy an entire floor at 1100 Lake Hearn Drive. Shady Grove is relocating from another location in the “Pill Hill” medical community, and its new space will be renovated into a high-level surgery center to accommodate local patients.
SKCR Senior Vice President Furman Wood, Senior Vice President Scott Martin, and Associate Daniel Topping represented the landlord, Pavilion Partners, in the transaction.

The Commons is a premier, 355,000-square-foot medical office complex situated on 12 acres in Atlanta’s Central Perimeter submarket. Originally built in 1980, the campus recently underwent a renovation exceeding $50 million, featuring a completely revitalized and cohesive layout with nearly two acres of surrounding greenspace, including eco-friendly rain gardens and patios. The renovated interior features 182,000 square feet of available medical office space, with availability ranging in size from 2,000 to 105,000 square feet. The property is white boxed, clean and ready for new tenants looking to move to Atlanta’s Pill Hill. New amenities include a modern conference center as well as a full-service restaurant called The Grille, which is open for breakfast and lunch five days a week and offers a full menu of fresh and healthy options rarely seen among medical office facilities.

In recent months, SKCR has signed five other deals at the building totaling 27,200 square feet, including a 5,600-square-foot lease with Extremity Healthcare; a 3,500-square-foot lease with Makeover Aesthetics; a 4,100-square-foot lease with Urology of Greater Atlanta; a 7,500-square-foot lease on a new surgery center for Alliance Spine; and a 6,500-square-foot lease with D4C Dental Brands. 178,000 square feet of space remains to be leased in the additional two buildings at the property, 1150 and 1200 Lake Hearn Drive.
