The award-winning Halpern Team led by Steve Halpern, a founding agent at Compass, announces the sales launch at Lexè (669 Saint Marks Ave), the premier earth-friendly new development in Crown Heights. The project is recognized as an NYSERDA Building Of Excellence Award Winner. It is the first for Verdevelopment, a consortium of real estate, marketing, and sustainable development specialists united in their mission to elevate the status quo and set new standards for sustainable living in Brooklyn. Lexè’s ten environmentally-conscious residences range from $1.3 million to $2 million. Most have coveted outdoor space and are being marketed exclusively by the Steve Halpern Team at Compass.

“People today care about wellness and preserving the planet for future generations. Those values transcend to the home,” said Steve Halpern. “At Lexè, residents can minimize their carbon footprint and live in sustainable chic luxury. Each unit is uniquely designed by Lago and constructed to renew the spirit without blemishing the planet.”

Lago, the innovative Italian interior design firm, masterfully adorned the units with elegant finishes and one-of-a-kind pieces. Lago is known for its distinguished floating products – from the bedroom to the kitchen, they appear to levitate, an effect produced by glass legs, adding new depth with light and creating a unique and appealing look.

While passive homes are not new to the greater New York area, few are officially certified. The Lexè secured passive house certification, which dramatically minimizes energy consumption for heating and cooling by 90 percent.

The state-of-the-art building is designed to high sustainable standards while boosting residents’ health, well-being, and comfort. Each unit features Italian craftsmanship, private storage, and high ceilings, all while minimizing carbon footprint and pollution and optimizing fresh air, quietness and elevating investment value.

The spacious apartments offer Passive House-certified windows, high-performance ventilation, top-notch ERV systems, air filtration with UV light, non-toxic interior materials, and much more. A passive house is a building standard designed to save energy, improve air quality, reduce noise and increase your overall quality of life. Steve Halpern notes, “Our mission is to contribute to making Brooklyn a greener place.”

And right in the center of Brooklyn is Crown Heights, a large and diverse neighborhood. With so much culture, it has developed into one of the best scenes in New York City for food, nightlife, shops, and cultural institutions, including The Brooklyn Botanical Gardens, Prospect Park, and The Brooklyn Museum.

The visionary Lexè project merges the talents of three highly-regarded real estate players.

The Halpern Team at Compass will exclusively manage sales and marketing. Steve is a founding agent at the tech-enabled firm that ascended from a high-growth start-up to Fortune 500 Company in ten years. While at Compass, Steve has represented one of the most significant residential rental transactions in the history of New York City and has received many accolades for his innovative out-of-the-box marketing, including nine video influencer awards by Tom Ferry.

Joining Steve on the Verdevelopment consortium is Italian developer Massimo Cocco and renowned local developer RYL Group. Massimo first fell in love with New York 20 years ago after running the New York City Marathon, and since then, his passion for the Big Apple has moved to Gotham’s creative capital. “New York is the most famous city in the world, and Brooklyn, to me, is the cultural center of this amazing place.” Massimo’s company, Maskenada, prioritizes beautiful, sustainable developments and has developed passive houses in Italian cities, including Cortina, Vincenza, Treviso, and Montebelluna. RYL Group has built sustainable housing throughout New York City and adds local development experience. Lexè is the first project with the trio working in tandem.
