Bradford’s Repositioning Delivers 100% Occupancy For Boutique Office Project In Tony Highland Park

Bradford Commercial Real Estate Services, marking its fourth year on the assignment, has set a new milestone for Highland Park West, attaining 100% occupancy possibly for the first time in the boutique office building’s 40-year multi-tenant history.

The Bradford-leased and managed project, totaling 50,348 sf, is only one of two office buildings at 100% occupancy out of 17 class A and B assets in the Town of Highland Park, according to CoStar Group.It’s one of the few class B properties in the upscale community, which also is home to many of Dallas’ wealthiest residents, including corporate decision-makers and celebrities.

“I don’t know that it’s ever been fully leased before,” says Jared Laake, vice president of Dallas-based Bradford. “It was only at 30% when we got the assignment.” He partners with Richmond Collinsworth, senior vice president and managing partner, on the leasing assignment.

The two-story building at 4300 MacArthur Ave. is set on a tree-lined tract within a stone’s throw of the Dallas North Tollway’s entrance/exit ramps for north- and southbound travel. Downtown Dallas is a mere three miles away.

Year-to-date, the Bradford team has secured 7,600 sf in new leases, pushing the all-in total to 37,902 sf from the onset of the assignment. There are no rollovers until 2024.

“We decided in 2018 to reposition the building and update it to attract an all-new set of tenants, made up primarily of business professionals,” says Kym Comer, the asset manager for Highland Park West. 

More than $1 million went into the renovation of Highland Park West, a wholly owned asset of a family who lives nearby. The modernization included a new HVAC system and updated lighting, common corridors, ceilings and landscaping. With local officials’ approval, a monument sign also was installed at the property’s entrance, a much-needed landmark that’s as readily visible from Lemmon Avenue as it is from MacArthur.

“We also built spec suites strategically designed to create space with second- and third-generation benefits,” Collinsworth says. “It’s a concept that we’ve learned over time.”

Bradford’s spec suite design calls for installing four entry doors and movable walls in a large space that’s readily divisible into multiple offices with corridors and break areas. “It’s a desirable floor plan for future tenants and easily controllable. It delivers economies of scale,” Collinsworth adds.

Highland Park West’s tenant base is predominately principals of smaller companies who live in the immediate area or nearby Park Cities. The roster features oil-and-gas executives, certified public accountants, real estate firms and family offices, a class A-caliber mix of 15 tenants.

“Bradford’s repositioning and renovation has attracted quality tenants by accentuating Highland Park West’s character and location,” Laake says. “We’re proud of what we’ve accomplished with this hidden gem.”

AuthenTEK Solutions LLC has renewed 6,305 sf of flex space in Avion Business Center, 2155 Chenault Dr., Carrollton. Jason Finch, first vice president of Bradford Commercial Real Estate Services,represented the landlord, Avion Business Center LLC, in the direct deal.

Discovery Products Inc. has leased 5,600 sf of office/warehouse space at 2515 Willowbrook Rd., Dallas, from Sealy LP Willowbrook Road LLC. Jason Finch, first vice president of Bradford Commercial Real Estate Services, and Mark Ready, broker associate, represented the tenant. William Shagetsof Sealy & Co. represented the landlord.

Star Delivery Services Inc. has renewed 2,625 sf of warehouse space in Woodlands Business Center Building 1, 2009 108th St., Grand Prairie. Jason Finch, first vice president of Bradford Commercial Real Estate Services, and Michael W. Spain, executive vice president and managing partner, represented the landlord, SL Project Texas LP, in the direct deal.

Da Shopp has leased 1,511 sf of flex space in Manana Plaza, 2474 Manana Dr., Dallas, from 2474 Manana LLC. Jason Finch, first vice president of Bradford Commercial Real Estate Services, represented the landlord in the direct deal.
