Bare Dermatology Signs 11,500 SF Lease at Frisco Medical Pavilion II

Services (TRS) announces Bare Dermatology has signed an 11,500-square-foot lease at Frisco Medical Pavilion II, a planned 60,000-square-foot medical office building located at 12950 Dallas Parkway in Frisco, Texas. Bare Dermatology will occupy space on the third floor and plans to house more than 30 employees at the building.

Kyle Libby with Medcore Partners represented Bare Dermatology in lease negotiations. Transwestern provides medical Agency Leasing services for the building, which has high interest from medical groups ahead of planned construction. Groundbreaking for the project is slated to occur in early 2023, with an estimated delivery between the third and fourth quarters of 2023.

Frisco Medical Pavilion II checked all the boxes to be the corporate headquarters allowing us to follow our business blueprint for growth.”

Upon completion, Frisco Medical Pavilion II will be a Class A medical office building featuring a state-of-the-art lobby, elevator cabs with gurney capacity, 20,000-square-foot floor plates, and the capability for an ambulatory surgical center on the first floor. Exterior features will include an approximately 15,000-square-foot outdoor wellness area, exterior building signage opportunities along the Dallas North Tollway, covered patient drop-off, and on-site parking with a 5-to-1,000 ratio.

Centralized in one of the highest-income cities in North Texas, the property features more than 250 retail and dining options within a three-mile radius. According to Transwestern research, medical office buildings in the Legacy/Frisco market command the highest rents in Dallas with proximity to a largely affluent population and strong white-collar employment base. Over the last 10 years, hospital systems such as Texas Health, Baylor Scott & White, Medical City, and Cook Children’s have invested over $1 billion to serve the area’s rapidly growing population.
