Google Fiber Signs Long-Term Lease at Camp North End

High Speed Internet Leader Relocating from Uptown Charlotte to 5,884-Square-Foot Space in Historic Gama Goat Building

ATCO Properties & Management, along with partner Shorenstein Properties, LLC, announced today that gigabit-speed internet provider Google Fiber has signed a 5,884-square-foot lease at Camp North End’s historic Gama Goat Building. This brings Camp North End’s current site-wide occupancy of delivered space to 73%.

Google Fiber will be located at 1801 N. Graham Street, Suite 300, in the northern section of the 140,000-square-foot building. With a 10-year lease, the company will relocate from its current space at the Philip Carey building in Uptown’s First Ward Park to Camp North End in early 2023.

Working with Alliance Architecture on the design, the build-to-suit space will serve as Google Fiber’s Charlotte office and community engagement center and benefit from the building’s high ceilings, clearstory windows and timber trusses.

The deal builds on ATCO’s recent commercial leasing momentum at the Gama Goat Building, which   secured a 16,000-square-foot lease with Charlotte-based Kingsmen Software in August. Camp North End is also home to additional commercial tenants including Centene Corporation, Ally Financial, AON, CloudGenera and more.

The Gama Goat Building’s grand opening took place in the summer of 2020, following a major redevelopment led by ATCO and Shorenstein, along with design architect S9 Architecture, local production architect BB+M Architecture and civil engineer/landscape architect LandDesign. Today the property features unique interior passageways that enhance connectivity between North Graham and the interior of the site. In the late 1960s, the industrial structure was used by the U.S. Army to assemble Gama Goat military vehicles.

Neighboring tenants in the Keswick District include Junior Achievement of Central Carolinas, Rent EBoards Charlotte, YVY Fitness, Windy O’Connor Art + Home, and food stalls Bleu Barn North End, La Caseta, Plant Joy, and SARU.

Google Fiber was represented by John Christenbury of CBRE. Building ownership was represented by Jessica Brown and David Dorsch of Cushman & Wakefield. Swinerton is serving as the general contractor for the space.
