Echo Street West Tops Out Office Building, Targets Spring 2023 Grand Opening

Following the topping out of 765 Echo, the 19-acre mixed-use village is on track to open this spring

Lincoln Property Company, an international real estate developer, investor and third party services firm, today announced the topping out of 765 Echo inside the 19-acre mixed-use village known as Echo Street West in Atlanta’s historic Westside. With the last beam placed atop 765 Echo, all components of the first phase of the project have topped out. Echo Street West’s first phase of construction that includes office, retail, residential, Guardian Works, Guardian Studios and the Westside Motor Lounge is on target to be complete by spring 2023.

The four-story, 300,000-square-foot office building is being constructed with cross-laminated timber, which can reduce carbon emissions associated with manufacturing, transporting and installing building materials by 13–26.5%, according to a report published on MDPI.  As Atlanta’s first spec exterior core office building, the mid-rise structure features 29,000 square feet of tenant balconies large enough for outdoor conferencing, fitness and social gatherings. 765 Echo also offers core-free floor plates with 15’ to 20’ high windows and unobstructed 360 degree views. The sustainable building uses mass timber construction and is located adjacent to a hospitality-like, 3,500-square-foot tenant amenity center with flexible meeting space, outdoor patio and full bar. 765 Echo is surrounded by 6.5 acres of outdoor recreation, fitness and entertainment spaces including a community bike trail and secluded hammock park.

Following the topping out of the office building, facade work, window installation and interior work will begin. Construction on the 292-unit, six-story multifamily community, known as Vibe, is also underway and pre-leasing will begin later this year. At the ground floor of the building, Vibe will feature 25,000 square feet of street-level retail space with ample room for outdoor restaurant dining and vibrant storefronts fronting the Westside Connector Trail and Echo Street. Residents will enjoy unique, modernized amenities such as a bicycle storage area and repair shop that can accommodate up to 100 bikes, a podcast studio, maker’s room, pet spa, outdoor courtyard for open-air workouts, a fitness center and 4,000 square feet of rooftop space. Twenty percent of the multifamily units will be affordable at 80% AMI.

Lincoln Property Company has enlisted a best-in-class team to execute the vision. DPR Construction, Juneau Construction Company and Merit Construction are each executing the construction of various components of the development; RIOS, Nelson Architects and Dwell Design Studio have each contributed to the project design. SRS Real Estate Partners and Revel lead retail leasing on behalf of ownership, and Lincoln Property Company manages the entire project and handles office leasing.

Echo Street West’s first phase will feature 25,000 square feet of retail space, 300,000 square feet of office space, the 292-unit apartment community and several community event and activation venues, including Guardian Works, Guardian Studios and Westside Motor Lounge. Future phases will bring additional office, retail, residential and hotel components to the site.

In 2021, Guardian Works, a 20,000-square-foot adaptive reuse event venue, and Guardian Studios, a 18,000 square foot former factory warehouse turned artist community, opened at Echo Street West. Since opening, Guardian Works and Guardian Studios have hosted dozens of weddings, festivals, art shows, musical performances and community events.

Echo Street West is also home to the Westside Motor Lounge, a new indoor-outdoor entertainment venue that just opened this month. Located at the intersection of Northside Drive and Donald Lee Hollowell Parkway, Westside Motor Lounge at Echo Street West includes a listening room, music stage, bar, restaurant and beer garden with shuffleboard courts, cabanas, a food truck and fire pits. Westside Motor Lounge is an adaptive reuse project, encompassing three former automotive shops and incorporating four shipping containers and an abandoned 1982 Mercedes Wagon. Westside Motor Lounge is managed and operated by STHRN Hospitality Co., a partnership formed in 2021 between George Banks of real estate firm Revel and Elizabeth Feichter and Kelly Campbell, co-founders of Southern Culinary & Creative.

Another key focus of the development is the Echo Street West Partnership, a grassroots, donor-advised fund that provides money, time, talent and resources to organizations that are making a positive impact in Atlanta’s Westside. The Partnership is focused on supporting organizations that are promoting youth development, health and wellness, job training and community needs, including through CoLab, a community-led resource located onsite at Echo Street West and dedicated to the personal and professional advancement of Westside residents. The goal is to lift up those in need of support from the emerging West Midtown business community, while integrating and engaging the neighborhood.
