The buyer was, SMBC Leasing and Finance, Inc. of New York, New York. The seller, SWD Property Development, was represented by Beth Young, Senior Vice President and head of the Young Healthcare Team at Colliers | Houston in the transaction.
Fresenius Medical Care is a best-in-class provider and has occupied the facility since 2004.
The tenant offers the buyer minimum risk, critical infrastructure, long-term stability, income growth and investment-grade credit tenancy.
The Houston-The Woodlands-Sugar Land, Texas metro contains 43.4 million square feet of medical office building (MOB) space, which is currently 87.9% occupied. There is an additional 2.3 million square feet under construction, which ranks Houston number one among 125 top-ranking metros with the most square feet under construction.
