Hoar Kicks Off Construction at Aspire Gulch in Nashville

360-unit, 10-story apartment community continues firm’s expanded presence in Middle Tennessee by offering luxury living in thriving Music City neighborhood

Hoar Construction announced today that it has broken ground on a new multifamily housing complex in the upscale Gulch district of Nashville, Tennessee. Dubbed Aspire Gulch, the 10-story luxury apartment community will accommodate floor plans ranging from one to three bedrooms while offering upscale living in one of Nashville’s trendiest neighborhoods.

Houston-based The Dinerstein Cos. is serving as master developer for the project, which is located on a two-acre parcel between Division Street and Main Street and adjacent to Interstate 40. In April of this year, work crews demolished two buildings that previously occupied the area before completing other necessary site prep work. Topping out is expected to take place in the fall of 2021, with the building set to deliver in June 2022.

Aspire Gulch is one of the largest urban projects in Hoar’s multifamily portfolio and boasts 360 units available for rent, a significantly large number compared to other residential developments in the surrounding area. The community will offer a broad array of Class A amenities, including a rooftop swimming pool, 507-space parking garage and a “jam room” featuring soundproofing capabilities for residents to use for music creation and production.

Despite potential setbacks resulting from a recent tornado outbreak and the current COVID-19 pandemic, Hoar has managed to keep the project’s timeline on track while generating approximately $9 million in savings through the firm’s preconstruction services program. Because of the proximity to other buildings and the road, this is considered a tight jobsite, further complicated by power lines hanging very close to where construction is to take place. But Hoar has been able to improvise and work around these challenges while developing a creative solution with the local utility company to temporarily shift power lines further away from the site in early fall to give crews more room to work. In addition, the firm has effectively leveraged its cost-estimating technology and BIM software to troubleshoot potential spacing or material conflicts ahead of time, saving ownership valuable dollars that can be re-invested in other project components.

Notable projects in Hoar’s Nashville portfolio include The Morris Tower, a 19-story high-end apartment building and Capitol View, a 32-acre mixed-use development located in the Broadway retail district.

Niles Bolton Associates is serving as lead architect for Aspire Gulch. Other project partners include Ellinwood + Machado, Phillips Graddick Engineering, and Civil Site Design Group.
