Coral Rock Development Group Announces Mixed-use Workforce/Affordable Housing Project Kayla At Library Place

North Miami-Based Development to Deliver 138 Apartments, over 10,000 Square Feet of Retail and State-of-the-Art Chamber of Commerce Facility to the Area

Coral Gables-based Coral Rock Development Group today unveiled plans for Kayla at Library Place, a workforce/affordable housing mixed-use project based in the City of North Miami.

Set on a 1.11-acre site at 13100 West Dixie Highway, currently home to the Greater North Miami Chamber of Commerce and a parking area, Kayla at Library Place will encompass 138 residential units of workforce and affordable housing featuring one- and two-bedroom layouts ranging in size from 660 to 930 square feet. The 10-story residential tower will also offer a full slate of premium amenities including an indoor fitness center, outdoor barbecue areas, clubhouse, business center and conference room along with a beautifully curated rooftop oasis for social gatherings.

The ground floor of the project will be dedicated to a new home for the Greater North Miami Chamber of Commerce, replacing the current 1,160 square foot location with a much larger 8,000 square foot space.  This new state of the art facility will incorporate incubator space to support start-ups and local small businesses, in addition to new space for education and job training. The incubator space will offer workstations, conference facilities, private video/podcasting rooms and shared amenities.  All to support local start-up businesses and promote their initial viability and long-term success, and in turn, foster more employment opportunities for the community.

The project will consist of an adjacent parking garage with security features accommodating approximately 250 spaces with upper level spaces dedicated for residential tenants and lower levels for commercial activity.

Kayla at Library Place will be structured on the following income levels: out of the 138 units to be delivered, 55 units will be designated affordable at 60% area median income (AMI) and 83 units will be designated workforce at 100% AMI. This tiered approach will benefit individuals and families with different income levels and will contribute to the health of the community at large with “workforce housing” prioritized for and targeted to vital workers such as teachers, police officers, firefighters, health care workers and public employees. Qualified renters will pay 30% or less of their gross family income for rent, in this new, modern, secure, full amenity apartment community.
