Financial Services Company Commits To 31,000 SF At 4200 Regent In Irving

Transwestern Real Estate Services (TRS) announces BSI Financial Services has signed a 30,844-square-foot lease at 4200 Regent, a nearly 170,000-square-foot office complex in Irving, Texas. Transwestern’s Kim Brooks and Chris Lipscomb lead leasing efforts alongside Property Income Advisors, the asset manager for the property.

“4200 Regent is strategically located in the heart of the Freeport submarket with incredible access to LBJ Freeway and a strong amenity base,” said Lipscomb. “BSI loved the vision for the future of this asset and everything it will offer its tenants. We’re delivering the upgraded, Class A amenities today’s office occupants are demanding.”                                                                              

The building is currently undergoing a multi-million-dollar renovation that includes a refreshed lobby, a revamped fitness center, a new “grab-n-go” tenant lounge, and an outdoor lounge area. With proximity to more than 65 restaurants and retail destinations and only a seven-minute drive to Dallas Fort Worth International Airport, 4200 Regent offers large and efficient floorplates, building signage facing Highway 114 and ample parking. 

“In the post-pandemic scenario, we were looking to create a modern work environment that allows for greater collaboration between teams. This property provides us the elements we envisioned for our team members,” said BSI CEO Gagan Sharma. 

Originally a build-to-suit for FedEx, the property features a main building connected by three wings, each of which has floorplates ranging from 22,000 square feet to nearly 30,000 square feet. BSI is joining other tenants already on-site, including Louis Vuitton and Fuzzy’s Tacos, which have large operation and training centers.
