Portman Appoints Dotan Zuckerman as Head of Retail and Activation

Portman today announces that Dotan Zuckerman has been appointed Head of Retail and Activation. Zuckerman will apply his extensive experience leading retail leasing for award-winning, experiential mixed-use destinations to Portman’s premier mixed-use pipeline, which encompasses more than 2.2 million square feet of new development across the country.

In a newly created role, Zuckerman is responsible for the retail programming, merchandising and leasing strategy of Portman’s new and existing developments. Zuckerman will specialize in activating the street-level with a dynamic mix of national, regional and local business owners and operators to create vibrant and urban experiences that are thoughtfully catered to each community.

“Portman has always been visionary,” says Zuckerman. “The team has a laser-sharp focus on creating exceptional mixed-use projects in urban infill settings and I’m inspired by the opportunity to play a role in bringing these transformative projects to life. This is about more than bringing in great retail and restaurants. It’s about prioritizing the ground-floor experience and energizing the spaces between the buildings. Together, we will build community.”

Portman’s portfolio includes Spring Quarter, a mixed-use development underway in Midtown Atlanta with 528,000 square feet of Class-A office, 40,000 square feet of retail and dining, and 370 luxury residences. Portman’s plans include the reimagination of the historic H.M. Patterson House into a new retail destination for the community. Rising at the highest elevation point in Midtown, Spring Quarter will transform an entire city block at the prominent corner of 10th and Spring streets. The initial phases of the project, which includes the residential tower, will begin opening in Spring 2024.

Portman recently announced its partnership with Houston based Highland Resources for Magnolia in Charleston, S.C., a 189-acre mixed-use project that will introduce a new waterfront entertainment, shopping, dining and office district for tourists and residents. Due diligence and design are currently underway on the master planned development.

Another notable project is in the Dallas Arts District and includes 700 apartments, 400,000 square feet of office and approximately 45,000 square feet of retail. Breaking ground next spring, the project will become one of the city’s largest new mixed-use developments.

“Dotan has an unparalleled track record of bringing together the right mix of chefs, brands and operators to create a truly unique and integrated mixed-use experience,” says Portman Chairman and CEO Ambrish Baisiwala. “As we continue growing our mixed-use portfolio and celebrate exciting development milestones in Atlanta, Charleston and Dallas, Dotan will add incredible value in making the neighborhoods we serve some of the most desired places to live, visit and work in their cities.”

Most recently, Zuckerman led ground-up leasing for Fenton, Columbia Development’s $1 billion, 2.5 million square-foot mixed-use development in Cary, N.C. Before this, he was vice president of leasing for Fuqua Development in Atlanta with a focus on The Battery Atlanta.

He joined North American Properties (NAP) in 2011 as vice president of leasing where he led the remerchandising of Atlantic Station. His efforts resulted in 40 new leases with national and local retailers and chef-driven restaurants, successfully doubling the NOI. While at NAP, Zuckerman was instrumental in the pre-leasing of Avalon in Alpharetta, an 86-acre mixed-use destination with over 500,000 square feet of retail. Avalon opened at 98% occupancy and is home to best-in-class brands like Whole Foods, Apple, Tesla and Lululemon.

Zuckerman graduated from Georgia State University with a degree in Business Administration in Real Estate. He began his commercial real estate career in 2006 managing the Atlanta portfolios of Dewberry Capital, The Atlanta History Center, and Halpern Enterprises, among others.
