Phase I of the transformative mixed-use destination in Atlanta’s Central Perimeter now underway
National real estate developer, owner, and operator GID today announces the start of construction at High Street, the $2 billion, transit-oriented, mixed-use district in the heart of Atlanta’s Central Perimeter. Phase I of High Street will deliver a new town center to Perimeter Center, inclusive of 150,000 square feet of retail and restaurants, approximately 600 luxury rental apartments, 90,000 square feet of new Class A office, 222,000 square feet of existing office, and an expansive park and events lawn.
Thoughtfully designed around an internal street grid spanning 10 city blocks, High Street will be a true urban district, offering a variety of uses composed around multiple elegant plazas, a distinctive water feature, a signature public staircase, generous outdoor restaurant and retail offerings, and lush, tree-lined pedestrian and bicycle friendly streets. An approximately 7,500-square-foot lawn will drive energy to the project, with infrastructure to accommodate engaging community events, including a seasonal ice-skating rink, holiday experiences, outdoor fitness classes, and concerts.
“Our vision for High Street is rooted in creating a highly-connected urban destination for the community,” says Jim Linsley, President of GID Development Group. “Dunwoody is craving a pedestrian-friendly center with an energetic and contemporary mix of retail, restaurants, and entertainment. We’re confident that High Street will fulfill this desire and bring an unparalleled, mixed-use experience to Atlanta.”
The vision for High Street fuses together an entertainment-driven marketplace with exceptional retail and restaurant opportunities, centered around an activated and refined public realm. Puttshack, the upscale, mini-golf bar and restaurant concept, is the first anchor tenant to be announced for the project. Opening as part of the first phase, Puttshack will occupy a 26,000-square-foot space and feature four custom-made, tech-driven, highly competitive mini golf courses. Retail leasing for High Street is being led by JLL Senior Vice President Molly Morgan and Senior Leasing Representative Allie Spangler. Morgan handles the leasing efforts at other high-profile, Atlanta mixed-use developments including Halcyon and Avalon.
“With an unbeatable location and a masterfully planned mix of uses, High Street will bring much-needed walkability and density to Central Perimeter, ultimately creating a cosmopolitan oasis where chef-driven dining, lively patios and exciting retail intersect at every corner,” says Morgan. “We’re actively targeting an incredible mix of local, regional and national players to the project, as well as first-to-market concepts to create the most dynamic retail experience in metro Atlanta.”
Located at the intersection of Perimeter Center Parkway and Hammond Drive, High Street is just steps away from the Dunwoody MARTA Station and offers seamless access to GA-400 and I-285. Upon completion of all phases, High Street will encompass 672,000 square feet of Class A office space, a 400-key hotel, 400,000 square feet of curated shopping, dining, fitness, and entertainment, 3,000 residential units and an energized public realm. JLL Capital Markets has arranged a construction loan for the development of the first phase of the project. The latest project renderings can be viewed here.
GID has assembled an exceptional team with proven experience in creating immersive, urban, and mixed-use environments, including Brasfield & Gorrie as the general contractor; Dwell Design Studio as the architect; Site Solutions as the landscape architect; and Elkus Manfredi as the master plan architect.
In June 2021, GID acquired Windsor Interlock, an apartment tower in West Midtown, signaling a long-term commitment to the area. The national real estate developer, owner, and operator is eyeing other high-potential investment opportunities in the Atlanta area.
