Announcement marks one of the largest transactions in the market
CA Industrial and Barings LLC today announced the groundbreaking of the first phase of their I-16 Port Logistics site in Bloomingdale, Georgia – a nine-building site totaling nearly 4 million square feet. Construction of phase one of the three-phased project is anticipated to be completed by November 2022. Construction financing was provided by Hartford Investment Management Company (HIMCO).
“We couldn’t be more pleased to break ground on this outstanding development located just a few miles from the Port of Savannah and a few hours’ drive from major U.S. markets,” Steve Rowley, senior vice president and Southeast market officer for CA Industrial. “Situated within a key growth market where demand continues to outpace supply, and more specifically, on one of the last developable land plots near the Port able to accommodate bulk distribution, we look forward to watching the future success of this asset as we begin the leasing process.”
Located on the Northeast corner of I-16 and the newly constructed Jimmy Deloach Parkway extension developed to increase transportation connectivity from the Port of Savannah to the surrounding interstate network, I-16 Port Logistics is a four-hour drive to major markets including Atlanta, Orlando and Charlotte and roughly 15 minutes from the Port of Savannah. The first phase of the development consists of one cross-dock facility and two rear-load facilities totaling 1.1 million square feet.
“Savannah’s industrial market has seen significant growth over the last three years, much of which can be attributed to the Port of Savannah, and remains one of the tightest markets available for Class A space,” said Michael Podboy, president of CA Industrial. “It’s fantastic to see CA Industrial’s presence extend to this internationally recognized transportation hub and one of the most logistics-friendly cities in the nation.”
“We are excited to partner with CA Industrial to develop, at scale, high quality industrial product in one of the fastest growing port markets in the country,” said Kevin Miller, managing director and head of acquisitions for the Eastern U.S. at Barings. “The opportunity at I-16 Port Logistics aligns well with our investment thesis in the industrial sector.”
Since the start of 2021, CA Industrial has closed transactions representing approximately $700 million in total project costs and remains on track to commence development projects totaling more than 9 million square feet of industrial space across the US, including facilities in Denver, Phoenix, Atlanta, Dallas, Columbus, Indianapolis and Las Vegas, among others.
Evans General Contractors serves as general contractor for the project and CBRE’s William Lattimore and Bill Sparks serve as leasing brokers for the properties.
