14-Acre Land Sale Spurs New Industrial Project

Trinity Forge Inc. has sold a 14-acre tract near downtown Mansfield to a local industrial developer, who’s planning to build a six-building project with 104,440 sf of class A multi-tenant warehouse space.

The seller has parted with excess land at 947 Trinity Dr., where it operates a large-scale machine and die shop. Josh Meraz, marketing director of Bradford Commercial Real Estate Services, and Michael W. Spain, executive vice president and managing partner, represented Trinity Forge in the disposition.

“There were a lot of calls even after the site went under contract,” Meraz says.

Shortly after the sale closed, the buyer, Industrial Reserve LLC, began marketing Mansfield Commerce Park. The proposed development calls for single-story structures ranging from 12,140 sf to 104,400 sf with ample outside storage.

Mansfield Commerce Park will be surrounded by industrial development and positioned slightly south of the city’s business district. Brant Landry of Landry Commercial Inc. represented the buyer.

“There is strong demand for storage and warehouse space in the market,” Meraz says. “It’s a good location in the heart of an established industrial submarket.”
